Description

SUMMARY:
The Building Operator, reporting to the General Manager and to the Operations Manager for day-to-day duties, is responsible for the provision of building operations, maintenance and repairs in assigned facilities.

PRIMARY RESPONSIBILITIES:
  • Assist to carry out the day-to-day execution of operations and maintenance programs to ensure uninterrupted tenant operations and that asset integrity (cleanliness, elevator maintenance, boilers, HVAC, M&E rooms, etc.) is maintained either directly or via building automation systems;
  • Develop an understanding of all building equipment and systems;
  • Respond to service requests and maintenance demands; record data and ensure completed work meets quality and response requirements;
  • Assist in maintaining the Preventative Maintenance Programs, Work Orders and Building Inspections in Building Engines;
  • Assist with the inventory of materials and supplies for maintenance activities;
  • Track and record all meter consumption data;
  • Provide assistance to coordinate onsite construction projects;
  • Assist in the implementation of preventative maintenance (PM) program and ensure that PM deficiencies are identified and included in the PM program;
  • Assist with the report status of maintenance and repair work;
  • Ensure compliance with corporate and legislated policies, procedures, practices and guidelines related to environmental, health and safety, and fire protection;
  • Must be able and willing to be available for on-call/standby and emergency call-out as required;
  • Assist in responding to emergency situations and make repairs or arrange for repairs as needed;
  • Assist with contractor coordination, weekend and after-hours access;
  • Rotational shifts, days evening, weekends and on-call;
  • Review and have a general understanding of building drawings, floor plans and mechanical/electrical layouts;
  • Assist other departments with event set up and take down;
  • Represent FCR in enhancing tenant and customer satisfaction and maintaining positive relations;
  • Must be able to lift up to 40lbs and have proven safe lifting techniques and;
  • Performs other duties, as assigned.
SPECIFIC SKILLS:
  • Minimum of one (1) year relevant experience in the maintenance and in a building operations role;
  • Strong customer service orientation and good communication skills;
  • Positive attitude toward all aspects of Environment, Health and Safety;
  • Certification in First Aid, such as St. John’s Ambulance;
  • Knowledge of national and industry codes, regulatory governance and standards such as WHMIS;
  • Able to work outside in all weather conditions, work on ladders, elevated platforms and preference given to candidates with a valid aerial platform certification;
  • Proven skills using Microsoft Office Suite of applications (Excel, Word, Outlook etc.);
  • Experience with power tools an asset;
  • Confined space training an asset;
  • Fall Arrest Training an asset.
REQUIRED LICENSES OR PROFESSIONAL ACCREDITATION
  • A valid driver’s license and a reliable vehicle is an asset
REQUIRED LEVEL OF EDUCATION AND JOB-RELATED OF EXPERIENCE:
  • A high-school education
  • A specialized technical or business course is an asset
  • Enrolled in or perusing Building Environmental System (BES) courses
