Cantiro Communities is now hiring an Assistant Development Manager!
Overview
The role of the Assistant Development Manager is to support Development Managers with their day-to-day duties: coordinating with consultants, interacting with homeowners and home builders, conducting site visits, assisting with financial reporting, supporting the implementation of marketing programs as well as providing administrative assistance. Overall, you will gain broad exposure to the whole development process and as such this role will offer the successful incumbent the opportunity to position themselves for further career progression within the development industry.
Specific Duties and Responsibilities
Project Planning
- Work with development managers to determine lot servicing based on builders’ needs and market conditions
- Assist development manager with lotting, zoning and subdivision processes, alongside planning amendments and public open houses
- Support development manager with obtaining planning and engineering approvals within an appropriate timeline to bring necessary product to market
Project Management
- Attend project meetings as needed with emphasis on project schedules, issue identification and resolution
- Assist development manager with inputting and reviewing cost estimates, creating proformas, forecasting cash flows
- Assist development manager with managing budgets, invoicing, and project tracking
- Follow up and resolve identified project issues, escalating when required
- Assist with preparation of ESC Reports and management of overall community maintenance
- Attend inspections with consultants, contractors and municipalities
- Follow up on outstanding accounts payable
- Assist with landscaping and security deposit refunds
- Communicate with homeowners and neighbouring property owners
Sales & Marketing
- Regular follow up with builders to determine subdivision/builder performance, issues, and opportunities
- Assist with the creation of price lists and terms sheets
- Respond to public and builder information inquiries
- Understand market, economic drivers, and competition
- Assist with marketing programs, events, etc
Reporting
- Monitor and report on current status and activities of projects, including project financials and budgets
- Assist with quarterly cash flows
- Prepare quarterly investor updates and annual reports
- Prepare monthly third-party sales updates
- Other duties as required
Qualifications, Education & Experience
- Undergraduate degree, preferably in business, engineering, or urban planning
- 2-4 years professional work experience
- Proficient in Microsoft Excel, Word, PowerPoint
- Experience managing budgets, completing cash flows and proformas
- Understanding of the Edmonton real estate market is an asset

- Able to build and maintain relationships internally and externally
- Able to think critically, identify potential issues before they arise, and find creative solutions
- Self-starter, able to obtain complete and accurate resolutions from company or industry resources
- Exceptional collaboration skills and the ability to work in an environment with multiple stakeholders
- Able to deal professionally and effectively with homeowners, builders, consultants, and contractors
- Strategic thinker with strong analytical skills
- Able to prepare concise, accurate, and clear written materials
- Work may be required after hours and on weekends
Candidates should demonstrate a keen interest in the real estate industry and have relevant post-secondary education and/or work experience. You should have excellent communication skills, a positive can-do attitude and a strong desire to excel in your career.
