Director, Industrial East
Reporting directly to the Vice President, Industrial, Operational Excellence, the Director, Industrial East, is responsible for all aspects of property operations including tenant relations, operations, financial performance, and strategic leadership to ensure the portfolio is managed to meet client needs and in a way that meets QuadReal’s objectives. In addition, you are a key member of the National Operational Excellence team, working closely with other members of the National Operational Excellence team, regional leads of the QuadReal Industrial portfolio and other internal stakeholders, ensuring operational governance is followed, best practice adopted, and business goals are achieved. The position of the Director is to engage and champion the objectives of the organization with their team, motivating and challenging others in a way that inspires and promotes excellence.
Responsibilities:

Provide strategic leadership to the Industrial East team.

Direct management of the team responsible for the successful management of the properties to champion collaboration, consistency, and communication of Operational Excellence

Provide leadership to the property team giving clear and concise direction for overall QuadReal objectives
-
Responsible for revenue, expenses and capital costs of the property including reviewing and operating within an approved budget; analyzing monthly financial statements for inclusion in standard management reports; ensuring tenant billings, year-end adjustments are accurate and completed in a timely fashion.

Deliver on annual property budget NOI and capital, and ensure forecast information is accurate

Interact and effectively communicate directly with Asset Manager/Owner Representatives on financial performance, property operations, staffing and tenant relations.

Ensure team members are efficiently maintaining and repairing the property to the high standards expected in their asset class.

Ensure excellent tenant/owner relations through personal contact, development of tenant retention plan, and excellent customer service.

Ensure efficient operation of buildings including compliance with government regulations, achievement of maintenance/life safety standards and sourcing new ways to operate while reducing costs.

Provide strategic direction in the development and preparation of the annual operating plan considering the owners objectives, capital resources, and operational requirements. Annual operating plans include prescribed multi-year capital projections, major building component analysis, operating budgets and development of budgets for Landlord’s work required for all vacant suites and tenancies with expiries.

Directing the management and implementation of capital projects as required and approved

Work cooperatively with Leasing Representative to ensure budgeted leasing projections are achieved.

Complete understanding and adherence to the Environmental Policy, the Code of Conduct and other policies and procedures relevant to the position as prescribed from time to time.

Ensure teams adopt targets and goals for energy efficiency, greenhouse gas emissions, water usage and recycling

Review consumption trends regularly with the property teams

Keep abreast of new developments and industry standards and practices for efficient building operations by attending industry events and participating in company or industry committees

Initiate, organize, conduct and participate in community and charitable events that involve the building, its tenants or tenant employees

Organize and participate in volunteering or charitable events where QuadReal staff have the opportunity to support the community

Manage a large team of people. Encourage change management and motivate the team in a busy environment.

Help to identify operational changes required to support business priorities and strategies. Assist in the development and execution of activities that effectively support business initiatives.

Champion the review of team processes and activities to ensure excellent customer satisfaction.

Build strong relationships with the property management teams and deliver exceptional communication to ensure they remain up to date on key operational issues and improvement plans, and to ensure new initiatives are executed flawlessly
Qualifications

Ten (10) years of relevant and real estate experience
-
Post secondary education in related discipline.

Abilities in preparing business cases for property projects

Strategic thinking; passion about looking for ways we can reduce our environmental footprint

Strong leadership and communication skills coupled with interpersonal skills to deal with customer complaints in a professional manner

Proven experience as a people manager, able to motivate and develop a team

Ability to make detailed and complex judgments based on a multitude of factors

Strong negotiating skills

Organized and able to manage projects and multitask effectively

Ability to remain current on building technology development and can provide consulting services on building issues

Experience in reviewing existing organizational structures and implementation of organizational processes
