As a member of the Maintenance team, the Maintenance Worker upholds Maplewood Care Society's Vision, Mission, Philosophy, policies, procedures, and codes of ethics while working within the applicable legislation, regulations, standards, and guidelines governing residential care.
Under the direction of the Maintenance Manager and as a member of the Maintenance team, the Maintenance Worker performs preventative maintenance, inspections, repairs, and general maintenance of buildings, equipment, and grounds to ensure Maplewood Care Society's facilities remain safe, functional, and well maintained. The position requires sound judgment, the ability to prioritize work independently, and a commitment to maintaining a clean, safe, and organized work environment.

Duties and Responsibilities:
Building and Equipment
To follow established preventative maintenance procedures on a timely basis for buildings and related equipment and recommend repairs or purchases where required.
- Perform scheduled preventative maintenance on buildings, equipment, tools, and related systems in accordance with established maintenance schedules.
- Conduct routine inspections of building systems and equipment to identify operational issues, safety concerns, or maintenance requirements.
- Perform minor repairs to furniture, fixtures, doors, windows, walls, flooring, cabinetry, and building components.
- Perform minor plumbing and electrical repairs and replacement of fixtures within the scope of the position; identify and report work requiring licensed contractors.
- Troubleshoot building systems, facility equipment, and maintenance-related issues, completing repairs where appropriate or recommending corrective action to the Maintenance Manager.
- Identify equipment or building components requiring repair or replacement and provide recommendations to the Maintenance Manager.
- Prepare, update, and complete work orders, preventative maintenance records, inspection logs, and related documentation accurately and in a timely manner.
- Move furniture, equipment, and supplies as required.
- Assist contractors and service providers by providing access to equipment and work areas, monitoring work as required, and reporting deficiencies to the Maintenance Manager.
- Be familiar with emergency and disaster plans, including the operation of the facility's backup generator and emergency equipment.
- Respond to facility emergencies, including equipment failures, floods, power outages, and other maintenance-related incidents.
- Perform other related duties as assigned.
Grounds Keeping & Maintenance
- Maintain the appearance, cleanliness, and safety of building exteriors, grounds, parking areas, driveways, and walkways.
- Perform seasonal grounds maintenance, including snow and ice removal, salting, sweeping, and minor landscaping duties.
- Assist with receiving deliveries and transporting supplies throughout the facility.
- Collect and dispose of garbage, recycling, and other waste materials in designated areas.
- Perform other related duties as assigned.
General
- Plan, organize, and prioritize work by balancing preventative maintenance schedules, corrective maintenance, resident safety concerns, and operational requirements.
- Work independently with minimal supervision while collaborating effectively with other departments.
- Respond promptly and professionally to maintenance requests from residents and staff while minimizing disruption to resident care.
- Maintain resident privacy, dignity, and confidentiality while working in resident care areas.
- Follow all WorkSafeBC requirements, safe work procedures, infection prevention and control practices, and applicable occupational health and safety standards.
- Operate facility equipment, maintenance tools, and vehicles safely and in accordance with manufacturer recommendations and preventative maintenance procedures.
- Maintain maintenance shops, storage areas, tools, and equipment in a clean, organized, and safe condition, including routine cleaning and preventative maintenance of maintenance equipment.
- Identify, report, and help mitigate workplace hazards.
- Participate in emergency response activities and on-call responsibilities as required.
Professional Qualifications:
Education
Grade 12 or an equivalent combination of education, training and experience.
Preferred Qualifications
- WHMIS certification.
- Valid Class 5 BC Driver's Licence (if facility vehicles are operated).
- Experience working in a health care or long-term care environment.
- Basic computer skills for electronic work order systems.
Experience
- Experience performing building and equipment maintenance in commercial, institutional, healthcare, or long-term care settings is preferred.
- Demonstrated experience performing general carpentry, painting, plumbing, and minor electrical repairs.

- Considerable walking and standing.
- Moderate to heavy lifting, carrying, reaching, bending, kneeling, climbing, and squatting.
- Exposure to all weather conditions while performing outdoor duties.
- Exposure to wet floors, noise, dust, temperature extremes, and strong odours.
- Exposure to biological hazards and infection risks associated with working in a residential care environment.
- Regular interaction with residents while performing maintenance activities in occupied care areas.
- Participation in an on-call rotation and occasional overtime as operationally required.
