The Building Service Worker III acts as a maintenance worker in a specified area comprised of several buildings and is responsible to investigate concerns pertaining to the operation, maintenance, repair and cleaning of the area.
Responds to maintenance/operational concerns and requests received via 2-way radio, verbal communication, in writing or through observation, web app on smartphone as a communication method (AiM Go).
Prioritizes requests, investigates issues and ensures repairs are performed either by self or by issuing an appropriate work order to trades or other personnel
Inspects mechanical rooms, fire sprinklers, emergency lights, low pressure steam, water boilers, etc.
Performs minor repairs and maintenance on various aspects of the building such as structural, plumbing, electrical, lighting, etc.
Maintains work order log, fire sprinkler pressure readings, low pressure steam boiler operating log, lamp replacement log, monthly activity log, etc. and provides information to the supervisor for the area monthly report
Performs regular and/or occasional cleaning of entrances, loading docks, lint screens, acid/paint/plaster traps, carpets and furniture, light shades and any other area in an emergency situation
Assists with snow and ice control
Performs other related duties as required
High school diploma with a minimum Fifth Class Power Engineering Certificate, Building Operator Certificate, or equivalent
1-year related experience
Valid class 5 driver's license
Supplemental courses such as WHMIS, First Aid, Biological & Radiation Safety, APPA standards, and Microsoft Word and Excel are considered assets
Knowledge of building mechanical and HVAC systems is considered an asset
Excellent communication (written and verbal), interpersonal and time management skills
Ability to work independently, as well as collaboratively with others to accomplish organizational goals
