Building Operator I
Reporting To: Lead Building Operator
Core Purpose: Perform skilled technical work on building system components' service, maintenance, and operations according to established policies and procedures.
Respond to and resolve service requests from various departments throughout the facility, assign work to other building operators, and report and escalate serious issues to the appropriate parties.
Scope of Duties & Responsibilities:
- Overall Overall day-to-day operations, services, and maintenance of the building systems, including but not limited to electrical system, HVAC, plumbing, building automation system, fire and life safety, building components, finishes, and furniture;
- Perform preventative and reactive maintenance tasks; work closely with the FM team.
Be familiar with all aspects of the building operations
- Conduct inspections on all building systems
- Use Building Automatic System to control and operate equipment, adjusting as required to improve efficiency;
- Review and troubleshoot Building Automation System alarms;
- Use a Computerized Maintenance Management System to manage work orders.
Interpret specifications, schematics, drawings, and manuals to conduct repairs and work in a planned and effective manner;
- Complete and maintain records, logs, and reports pertinent to work assignments and the service contract;
- Monitor and maintain stock inventory of equipment, tools, and critical spare parts;
- Inspect and review fire extinguishers;
- Respond to the facility users’ requests promptly and assist in solving problems.
- Respond to emergencies, such as fire, elevator entrapment, etc.
- Perform all job functions in a safe manner and by all applicable legislation and best practices;
- Conduct building rounds to ensure all equipment is operating accordingly and take readings on all major equipment.
- Maintain shop and equipment areas in a neat and professional manner

- Adhere to all company policies and procedures
- Perform all other related tasks as assigned by the Lead Building Operator and/or senior management.
Essential Requirements:
- +5 years of work experience in facility maintenance or operations and sound technical knowledge regarding HVAC equipment, Building Automation systems, electrical systems, and fire alarm systems.
- BES 1 / BES 2 certifications will be considered as an asset;
- Knowledge of WHMIS, occupational hazards, safe work practices, and applicable regulations, codes, and legislation;
- Knowledge in operating Building Automation Systems (BAS), Computerized Maintenance Management Systems (CMMS);
- Proficiency using Microsoft Office;
- The ability to lift items to 50lbs;
- The ability to work on shift, and to be on call;
- Strong customer service, communication, and leadership skills
- Able to work independently with minimal direction and able to respond to emergency situations
- Strong time management skills and ability to prioritize work to deliver successful results within agreed timeframes
- Able to foster a culture of continuous improvement and customer service excellence within the service delivery team
