Overview
Duncan Housing Society is seeking a reliable, experienced and compassionate Maintenance Technician to join our team at Duncan Manor, a non-profit housing community providing affordable housing to seniors and persons with disabilities.
The Maintenance Technician is responsible for maintaining the building, grounds and individual tenant units in a safe, clean and well-maintained condition. The successful candidate will be someone who takes pride in their work and understands the importance of treating our tenants with respect, patience, dignity and professionalism.
KEY RESPONSIBILITIES
Unit Repairs & Maintenance
- Respond to tenant maintenance requests and complete repairs in individual units.
- Perform general repairs and maintenance including minor plumbing, electrical, carpentry, drywall, painting, flooring, doors, locks and fixtures.
- Repair or replace damaged or worn items as required.
- Assist with annual room inspections and move in/out inspections.
- Identify maintenance issues and report larger or specialized repairs that require outside contractors.
- Complete maintenance work in a timely and professional manner while respecting tenants' privacy and personal belongings.
Building Maintenance
- Perform regular inspections of the building and identify maintenance, safety or repair concerns.
- Maintain common areas, hallways, laundry areas, activity rooms and other building facilities.
- Assist with preventative maintenance and routine building inspections.
- Keep maintenance areas, tools and equipment clean, organized and secure.
- Assist contractors when required and monitor work being completed on the property.
- Maintain accurate records of maintenance requests, repairs and supplies.
Grounds & Seasonal Maintenance
- Maintain gardens, lawns, flower beds and surrounding grounds.
- Perform seasonal yard clean-up, trimming, weeding and general landscaping duties.
- Remove snow and ice from sidewalks, entrances and other required areas during the winter.
- Apply salt and/or ice melt as required to maintain safe walking surfaces.
- Assist with other seasonal maintenance duties as required.
Tenant Service
- Deal with tenants in a courteous, respectful and professional manner at all times.
- Recognize that many tenants are seniors or persons with disabilities and may require additional patience and understanding.
- Listen carefully to tenant concerns and respond appropriately to maintenance requests.
- Maintain appropriate professional boundaries while providing helpful and respectful service.
- Protect tenant privacy and confidentiality.
- Report concerns involving safety, building conditions or tenant well-being to the appropriate supervisor.
Emergencies & After-Hours
- Respond to building maintenance emergencies when required.
- Respond appropriately to situations such as water leaks, flooding, heating issues, power-related problems, security concerns and other urgent building maintenance matters.
- Determine when an emergency requires immediate action and when outside emergency services or contractors should be contacted.
- Complete appropriate documentation following emergency or after-hours calls.
- Previous experience in building maintenance, property maintenance, construction, or a related trade.
- Strong general repair and troubleshooting skills.
- Basic knowledge of plumbing, electrical, carpentry, drywall, painting and flooring.
- Experience using common hand and power tools.
- Ability to perform physically demanding work, including lifting, carrying, bending, climbing ladders and working outdoors.
- Ability to safely lift up to 75 lbs.
- A valid driver's licence and reliable transportation would be an asset.
- Ability to work independently while also being a dependable member of a team.
- Good communication and organizational skills.

- Strong customer service skills and the ability to work respectfully with seniors and persons with disabilities.

- This is a part-time position of approximately 20–30 hours per week, with the potential for additional hours depending on operational needs.
- The position involves working both indoors and outdoors and may require occasional evenings, weekends, holidays or after-hours emergency response as part of the on-call rotation.
- The successful candidate must be willing to work in varying weather conditions, including rain, cold temperatures and winter snow and ice conditions.
Qualifications & Experience:
· High School graduate
· Previous experience in a maintenance role or related field is highly desirable.
· A proactive approach to problem-solving with attention to detail.
Additional Information:
All applicants must successfully pass the prescribed Vulnerable Sector Criminal Record Check
· WHMIS training and Occupational Health and Safety Certifications are assets.
