The Opportunity
We are seeking a Development Manager for a newly created role that will serve as the foundation of our construction team in Toronto, providing leadership and oversight of the design development and entitlements process across Ontario.
Reporting to the Director of Development, Mid-Rise and the Senior Vice President, the Development Manager will play a pivotal role in managing the end-to-end development lifecycle for new projects; typically, wood-frame multifamily apartment buildings and mid-rise concrete construction apartment buildings. Your role will involve taking charge of design oversight as the owner’s representative, leading teams of architects and engineers to deliver designs on schedule, while coordinating all municipal approvals including rezoning, Official Plan Amendments, and Site Plan Approval applications to ensure successful project delivery of major development projects. You will also lead the detailed design process, coordinating architects and engineering teams through the design development and construction documentation, and managing the submission and approval of building permits and other required construction permits.

The expected salary for this role is between $115,000 - $135,000 with final compensation determined by the candidate’s experience, skills, and qualifications.
What you bring...
- Degree/diploma in architecture, engineering, construction management, real estate development, or related field. Technical education in Architecture is an asset.

Three years in a decision-making role and five years of direct work experience in real estate development, preferably in mid-rise wood-frame or concrete/multifamily sector. Previous experience with a private, commercial real estate developer is an asset.

Highly motivated self-starter with strong problem-solving skills. Proven ability to manage time effectively, independently prioritize tasks, and handle multiple projects simultaneously.

Expertise in reading and understanding architectural and technical drawings is a prerequisite. Ability to identify and address constructability and long-term operations and maintenance issues from drawing reviews is an asset.

Thorough understanding and ability to navigate municipal approvals (Official Plan Amendments, Zoning Amendments, Site Plan Approvals, Building Permits, etc.).

Strong relationship building, negotiation, and problem-solving skills.

Ability to coordinate and communicate effectively with approving authorities, utility companies, consultants, architects, and contractors/construction staff.

Adaptability to project workload and assignment changes.

Willingness to undertake necessary tasks to accomplish project objectives.

Proficiency in Bluebeam Revu and/or various CAD software.

Proficiency in Microsoft Word, Excel, Teams & SharePoint. Experience in using document and project management software such as Procore is an asset.

Passion for real estate development, architecture, and construction.

Valid Driver’s License required.
You will...
- Effectively manage multi-disciplinary consultant teams through design & pre-construction ensuring design intent is maintained.

Lead consulting teams to advance high quality and detailed drawing sets, to ensure the development of aesthetically pleasing, functional, and cost-effective developments.

Review construction documents for scope, phasing, constructability, and ensure consultants are incorporating Deveraux’s internal design standards.

Coordinate permit activities. This role is directly responsible for ensuring development & building permits are obtained on schedule, to ensure successful project delivery.

Manage all required submissions for development (with each project’s municipality and utility companies) including, but not limited to: site-specific permits, studies for zoning requirements, servicing approvals, etc.

Assist with the evaluation of potential new projects and support pre-purchase due diligence of new projects (including coordinating site investigations, test fits, entitlement research, etc.)

Manage multiple projects and responsibilities and prioritise the workload appropriately.

Perform other reasonable duties, as required.

Inter-provincial travel will be required.
