The Client:

The Position:
The candidate will report directly to the Operations Manager and will oversee and supervise vendors and contractors, whilst keeping tenants informed on various capital projects. The primary responsibilities of this role will be managing tenant requests, contractors and preventative maintenance schedules across mechanical, electrical and plumbing.
- Assist in preparing and implementing annual operating expense and capital budgets.
- Coordinate scheduled and unscheduled maintenance work
- Maintain programs related to HVAC, preventative maintenance, energy management, environmental management, waste management, landscaping, pest control, property security, snow removal, parking lot, roof maintenance, life safety systems, cleaning operations, and tenant coordination.
- Provide regular feedback through status meetings, objective setting sessions, performance appraisals, coaching, counseling, and developmental project assignments.
- Supervise all construction performed by external trade contractors to ensure compliance with Building Code requirements.
- Order necessary parts and services for efficient operation by researching price and quality and following appropriate purchasing procedures.
- Prepare accurate and concise reports by collecting and compiling relevant data for timely submission to management.
- Enforce all safety procedures and legislative requirements to ensure the building's safety for occupants and users.
- Obtain quotations for specialized services or repairs from sub-contractors and oversee the work to ensure compliance with building code requirements.
The Requirements:
- 5 years experience working in commercial properties as a Building Operator
- Experience leading a small team of building operators
- Experienced in dealing with tenants and contractors
- 4th / 5th Class power engineer (asset)
- Strong communication skills
