The Opportunity
We are looking for someone who can eventually take ownership of the day-to-day construction operation, allowing the owner/developer to focus on acquisitions, financing, planning, business development and future projects. You will not simply be managing one project. You will help establish the systems, contractors, suppliers and processes that will be used across our entire development portfolio. The ideal candidate will be comfortable walking onto a construction site, identifying what needs to happen, coordinating the appropriate people and resolving issues before they become expensive problems.
Key Responsibilities:
Construction Management
- Manage day-to-day construction activities across multiple residential projects.
- Coordinate general contractors, subcontractors and trades.
- Develop and maintain construction schedules.
- Monitor project progress against schedules and budgets.
- Conduct regular site inspections.
- Monitor quality and workmanship.
- Identify potential problems before they become costly issues.
- Coordinate municipal inspections and required documentation.
- Coordinate engineers, architects, consultants and other professionals.
- Manage deficiencies through to completion.
- Ensure projects remain organized, safe and on schedule.
Budget & Cost Control
- Assist with project budgeting and cost estimates.
- Review contractor quotations.
- Obtain and compare competitive pricing.
- Monitor project costs and commitments.
- Review invoices and completed work.
- Identify potential cost overruns.
- Manage and review change orders.
- Look for opportunities to reduce construction costs without compromising quality.
Procurement & Materials
- Coordinate material purchasing and deliveries.
- Establish relationships with reliable suppliers.
- Negotiate pricing where appropriate.
- Ensure materials are available when required.
- Track long-lead items.
- Identify opportunities for bulk purchasing across multiple projects.
Project Development & Pre-Construction
As projects move toward construction, the manager will assist with:
- Construction budgeting and contractor selection.
- Preliminary scheduling and procurement planning.
- Construction readiness and coordination of drawings and engineering.
- Permit and consultant coordination.
- Development of construction schedules and pre-construction meetings.
The goal is to ensure that the next project is ready to begin before the current project is finished.
Pay: $90,000.00-$110,000.00 per year
