About the Position:
The Senior Analyst plays a key role in the accurate record-keeping of the development projects, forecasting, cash management, internal controls, and tax related matters. The incumbent will liaise with the Development Team and other teams (such as Asset Management and Tax) to gain a clear understanding of the ongoing and future development projects as well as the requirements and/or issues in each stage of the development. In addition, all tax and finance matters are communicated with the development team in a timely manner. A successful candidate possesses strong time management skills, attention to detail, a self-starting attitude and, most importantly, is a team player.
Liaise with the Development Team and be the main point of contact for regular operating activities, gain a full understanding of the company’s development projects as well as the requirements of the different stages of the development projects, and ensuring that the activities of the finance team and the development team are in sync.
Job Cost Maintenance
Accurate and timely booking of the costs in the Job Cost system
Coordinate with the development team to gather the required information on a timely manner
Ensure the completeness and accuracy of the Job Cost on a regular basis
Administer changes to the job categories and maintaining a proper historical record
Budgeting and Forecasting
Prepare and update forecasted cash flow for the active projects and create a summary
Coordinate with the Development Team to obtain the required information for the forecast on a timely manner
Ensure that the budgets are updated in Yardi system
Update cash flow forecast in Yardi system
Prepare bank reconciliation
Keep track of intercompany balances and ensure timely transfers
Set up transfers and wires
Accounting and Tax
Prepare and record journal entries accurately and on a timely manner
Ensure Job Cost and GL reconciliation on a monthly basis
Set up the proper codes for the new projects and ensure that the reports are accurate and error-free
Keep track of Letter of Credits
Ensure the allocation of finance fee is appropriate
Calculation of cost to complete for a project
Identify the timing of the completing of project, coordinate with all parties to notify them of the implications, and ensure that the proper journal entries are booked, and proper codes have been created
Prepare and/or review the ITC tracking and ensure timely filing of sales tax claims
Track HST claim and refunds from CR
Education and Experience:
An undergraduate degree in Business, Accounting, or related field
CPA, CFA (or working toward the designation), or MBA is an asset
Minimum of 4 years of experience in finance, accounting, real estate function
Proficient in Microsoft Office: Excel, Word, Outlook, PowerPoint, etc.
Experience in using accounting software (especially Yardi) an asset
Excellent understanding of accounting principles, investment operations and controls
Ability to prepare journal entries for routine transactions of the funds
Understanding of private funds and complex investment structures is an asset
Ability to work in a fast-paced and dynamic environment, to adapt quickly, prioritize and manage concurrent processes and reporting requirements while meeting tight deadlines
A professional demeanor, coupled with excellent communication and interpersonal skills
Self-motivated and pro-active, with respect to both managing workload and professional development.
Superior attention to detail and accuracy, as well as excellent follow-up skills
