Operations
· Oversee Maintenance Technicians by providing training, mentorship and support as it relates to their assigned portfolio’s maintenance and operational performance, ensuring it is completed in accordance with safety requirements, meeting deadlines and to the highest standards.
· Coordinate with senior management to establish and develop SOP’s and timelines as it relates to property maintenance operations.
· Monitor preventative maintenance schedules for building systems including HVAC, plumbing, electrical, elevators and life safety systems to minimize down time and extend equipment life.
· Conduct regular inspections of assigned properties, equipment and grounds to identify maintenance needs and potential hazards. Document findings and work with Maintenance Technicians, Property Managers and senior management to address deficiencies with required improvements.
· Identify and coordinate in partnership with internal team members scheduled complete or partial renovation work required.
· Work alongside Maintenance, Property Managers and senior management ensuring all internal and external work is performed in accordance with health and safety standards, building codes, company policies and to scope. Address and/or escalate issues when required.
· Support in the hands-on completion of complex or high priority maintenance items as required.
· Support Maintenance Technicians and Property Managers to ensure type and quantity of maintenance supplies are appropriately stocked.
· Demonstrate familiarity with systems including but not limited to emergency operations of electrical systems, elevator, boiler/chiller, fire panel and life safety systems, mechanical systems, sprinkler and timer systems.
· Issue purchase orders and complete invoice approvals per company policies and authorization limits.
· Respond to emergency situations and participate in regularly scheduled on call rotation scheduled as required.
· Assist team members with coverage during vacation, illness or other occurrences where support is needed.
· Other related duties as required.
Customer Service
· Support team members to ensure excellent resident satisfaction, service delivery and exceed resident expectations through prompt and reliable service standards.
· Employ excellent customer service and conflict resolution strategies when communicating with residents, internal and external colleagues
· Participate in resident and staff community support events, as appropriate.
Financial Administration and Reporting
· Support Property Managers and internal team members with monitoring quality and completion of on-site work and vendor completion.
· Work in concert with Property Manager and internal team members to monitor and analyze productivity metrics on work orders, including completion rates, outstanding items, follow up actions, efficiency and supply management, to ensure Maintenance Technicians meet established company policies and procedures.
· Monitor maintenance categories and spending to ensure all costs are aligned with approved budget limits.
· Provide guidance and support to internal team members in preparing both operational and capital budgets, ensuring alignment with financial objectives, required maintenance and strategic priorities.
· Work with internal teams and vendors to negotiate and maintain competitive contractor pricing while supporting quality standards and operational efficiency.
Human Resources
· Oversee recruitment, interviewing and hiring process of direct reports in partnership with Property Managers to ensure appropriate staffing levels and alignment of skills at the property.
· Oversee and work in collaboration with internal team for Maintenance Technician onboarding and continued training.
· Collaborate with Property Managers and internal stakeholders to set measurable goals, productivity standards and performance expectations for Maintenance Technicians, in alignment with company policies, safety protocols and service excellent objectives.
· Motivate, coach and supervise Maintenance Technicians through proactive pulse point performance management including regular check-ins, performance reviews, and implementation of developmental or corrective action plans as required.
· Work in partnership with Property Managers on staff scheduling which may include day and evening/weekend shifts as well as emergency rotational after-hours availability.
· Facilitate and participate in regularly scheduled team meetings.High school diploma supplemented with post-secondary technical training in building operations, power engineering, facilities management, or a related trade.
- 4th or 5th Class Power Engineering Certificate preferred. Equivalent experience operating and maintaining commercial and multi-residential building systems may be considered.
- Journeyman certification or recognized trade qualification in electrical, plumbing, HVAC, refrigeration, gas fitting, carpentry, appliance repair, or a related trade is considered a strong asset.
- Thorough knowledge of applicable legislation and safety standards, including Occupational Health and Safety (OHS), WHMIS, Alberta Fire Code, building codes, lockout/tagout procedures, and emergency response protocols.
- Valid Class 5 driver's licence with a clean driving record.
Experience
- Minimum 5 years of progressive experience in building operations, property maintenance, or facilities management, including experience in a leadership, supervisory, or lead hand capacity.
- Demonstrated experience overseeing multiple residential or commercial properties and coordinating maintenance activities across diverse sites.
- Strong working knowledge of building systems, including:
- Boilers and hydronic heating systems
- HVAC and ventilation systems
- Fire alarm, fire suppression, and life safety systems
- Electrical distribution systems
- Plumbing systems
- Building automation and control systems
- Experience coordinating preventative maintenance programs, contractor management, capital projects, and regulatory inspections.
- Ability to read and interpret construction drawings, specifications, technical manuals, and building plans.
- Demonstrated ability to diagnose building system issues, prioritize maintenance requirements, and coordinate corrective actions.
- Proven experience operating power tools, maintenance equipment, and building system controls safely and effectively.
- Strong organizational, communication, and leadership skills, with the ability to mentor maintenance staff, coordinate resources, and support operational objectives across a multi-site portfolio.
