Senior Construction Project Manager – Commercial & Industrial Development
Position Summary
This position represents the Owner and is responsible for managing the planning, design and construction of large-scale commercial and industrial developments from initial due diligence through design, permitting, construction, occupancy and project close-out.
The successful candidate will possess extensive experience delivering complex ground-up construction projects and will be responsible for protecting the Owner's interests while coordinating consultants, municipalities, utility providers, contractors and tenants throughout the project lifecycle.
Mandatory Qualifications
Only candidates meeting the following qualifications will be considered.
- Minimum 7 years of Project Management experience in the commercial and industrial construction industry.
- Demonstrated experience successfully managing multiple ground-up commercial or industrial building projects valued between approximately $20 million and $150+ million.
Experience must have been gained while working for one or more of the following:
- Large General Contractor
- Commercial / Industrial Developer
- Design-Build Contractor
- Construction Management Fir
- Experience managing large industrial facilities such as warehouses, manufacturing facilities, distribution centres, food processing facilities or other comparable commercial/industrial developments.
- Strong understanding of structural steel, precast concrete, foundations, building envelope systems, mechanical and electrical systems, site servicing and municipal infrastructure.
- Thorough knowledge of project budgeting, scheduling, procurement, contract administration and construction delivery.
- Working knowledge of the Ontario Building Code, CCDC contracts and industry best practices.
- Excellent leadership, communication, negotiation and organizational skills.
- Proficiency with Microsoft Office, Bluebeam, Autodesk Construction Cloud and project scheduling software.
- Gold Seal Certification (GSC), PMP, P.Eng., PQS or similar professional designation is considered an asset.
Responsibilities
- Represent the Owner throughout all phases of project delivery.
- Lead projects from due diligence and design through permitting, tendering, construction, commissioning and occupancy.
- Manage project budgets, schedules, cash flows, risks and overall financial performance.
- Coordinate architects, engineers, consultants and specialty advisors throughout design and construction.
- Liaise with municipalities, utility providers, conservation authorities and regulatory agencies to obtain project approvals.
- Prepare and administer consultant agreements, procurement documents, tender packages and construction contracts.
- Review schedules, progress claims, contemplated change notices, change orders and consultant recommendations.
- Coordinate tenant requirements throughout design and construction.
- Attend and lead project meetings with consultants, contractors and stakeholders.
- Monitor construction progress through regular site visits and reporting.
- Identify project risks and proactively implement mitigation strategies.
- Coordinate project commissioning, occupancy, warranty and close-out documentation.
- Maintain accurate project reporting and communication throughout the project lifecycle.
Ideal Candidate
The successful candidate will be an experienced construction professional capable of independently managing multiple large-scale commercial and industrial development projects.
- They will possess strong technical knowledge, sound business judgment and the ability to build productive working relationships with consultants, contractors, municipalities and tenants while always acting in the best interests of the Owner.

Pay: $70,000.00-$125,000.00 per year
