Job Description
Fairview Court is seeking a dependable and hands on Site Superintendent to join our team at Fairview Court, a 34-unit seniors apartment community in North Sydney, Nova Scotia.
Reporting to the Chief Housing Officer and working closely with the Facility Manager, the site Superintendent is responsible for supporting the safe, clean, and efficient operation of the property. This position oversees routine building inspections, common area cleaning and maintenance, minor repairs, safety system monitoring, snow and debris removal, and the timely completion of tenant maintenance requests.
The successful candidate must demonstrate sound judgment, reliability, good public relations skills, attention to safety, and the ability to respond appropriately to routine and emergency situations while maintaining professional and respectful relationships with tenants.

Key Responsibilities
- Work collaboratively with the Facility Manager and Chief Housing Officer to support the effective operation of the property.
- Maintain positive and professional relationships with tenants, visitors, contractors, and members of the community.
- Oversee the cleaning and upkeep of all interior and exterior common areas.
- Perform routine building inspections and complete minor repairs, including basic plumbing, lighting, painting, drywall, carpentry, and general maintenance.
- Respond promptly to tenant maintenance requests and ensure work is completed in a timely manner.
- Conduct weekly inspections of mechanical equipment, including fans, pumps, and related building systems.
- Monitor building safety systems, including elevators, fire alarm systems, fire extinguishers, smoke detectors, air exchangers, and related equipment, ensuring inspections and servicing remain current.
- Monitor plumbing in common areas, maintain inspection records, and report concerns promptly.
- Escort contractors and tradespeople to designated work areas and inspect completed work before approving work orders.
- Clean, paint, and prepare vacant apartments to support timely occupancy.
- Remove snow and ice from entrances, walkways, and sidewalks using salt or sand as required.
- Maintain garbage and recycling areas in a clean and sanitary condition and monitor the garbage room odor control system.
- Distribute tenant notices, deliveries, and other communications.
- Inspect the adjacent playground monthly and maintain required safety inspection records.
- Respond appropriately to building emergencies and assist with emergency response activities.
- Support the enforcement of building policies by documenting and reporting significant concerns to the Chief Housing Officer.
- Submit invoices to the Moncton office on a weekly basis.
- Perform other related duties as assigned.
Qualifications
- Previous experience in commercial, institutional, or residential building maintenance.
- Working knowledge of general building maintenance, including minor plumbing, electrical, carpentry, drywall, painting, and basic HVAC maintenance.
- Proficiency with Microsoft Outlook, Word, and Excel, with the ability to learn property management software.
- Strong organizational, communication, problem solving, and time management skills.
- Ability to work independently, prioritize work, and exercise sound judgment.
- Demonstrated professionalism, patience, compassion, and respect when interacting with tenants, contractors, and the public.
- Ability to safely use ladders, maintenance equipment, and tools required to perform the duties of the position.
Working Conditions
- Frequent standing, walking, lifting, bending, kneeling, and climbing ladders.
- Regular outdoor work in varying weather conditions.
- Occasional emergency call ins outside scheduled working hours.
- May occasionally provide support at nearby Atlantic Baptist Housing properties as operationally required.
