Position Overview

RPJM Capital Corp. is seeking a detail-oriented Property Administrator to handle the administrative duties, operations, financial performance, and management of our real estate portfolio. The ideal candidate will act as the primary liaison between ownership, partners and third-party property managers, ensuring the portfolio's overall success and long-term growth.

Primary Accountabilities

Operations

Administer rental and lease activities, ensuring ownership satisfaction and compliance with lease agreements.
Supervise the activities of third-party property management companies.
Administer tenant leases and renewals, as required.
Review and approve quotes for work obtained by third-party property managers.
Arrange and track monthly rentals and oversee work and renovations for residential properties.
Keep track of and implement regular maintenance of properties.
Source and provide quotes for materials and trades.
Assist in the preparation of lease documents, offers to lease, and amendments to leases.
Support property acquisitions and dispositions, contributing to strategic growth and portfolio management.

Financial

Review monthly and quarterly reports to provide analytical support for management decision-making.
Assist in the preparation of annual property budgets with a view to controlling expenses.
Track budgets, expenses, and revenues for tax purposes.
Review all accounts payable prior to payment to ensure accuracy and cost control.
Identify and implement value-added activities aimed at improving property performance.
Process and maintain records for tax and audit purposes, ensuring regulatory compliance.

Qualifications

Experience: Minimum 3 years of experience in property or asset management, preferably with a commercial real estate portfolio.
Education: Diploma or Certificate in Real Estate, Management, or a related field.

Skills:

Strong understanding of property management operations and lease administration.
Financial acumen, with experience in budget preparation, cost analysis, and financial reporting.
Familiarity with property renovation processes is a plus.
Excellent organizational and communication skills.
Proficiency in Microsoft Word and Excel.
