The Role
The Director of Operations will own our condominium and residential high-rise portfolio — serving as the primary corporate point of contact for our property management partners and condominium boards, while providing strategic direction over service delivery.
This is not a desk job. This is a hands-on leadership role for someone who understands what it takes to run large-scale janitorial operations across premium residential environments, from luxury high-rises and sprawling townhouse complexes to mixed-use developments.
You will lead a team of Regional Account Managers who are responsible for the day-to-day execution of site strategies and superintendent/cleaning staff management. Your job is to set the direction, build the systems, hold the standard, and ensure that the high-visibility, high-touch service we promise to communities is exactly what we deliver on the ground.
What You Will Be Responsible For
- Client Ownership and Relationship Management You will serve as the senior operational point of contact for our property management firms and condominium boards. You own these relationships at the strategic level — understanding the nuances of board dynamics, anticipating resident concerns, ensuring strict contract compliance, and driving continuous aesthetic and hygienic improvement across all properties. When a property manager or board has an escalation, it lands with you. When a contract renews, it is because of the standard you maintained.
- Leading the Account Management Team You will build, lead, and develop a team of Account Managers who manage the day-to-day execution of service across the portfolio. You are responsible for setting clear expectations, providing the tools and support your team needs, holding them accountable for results, and developing them into stronger residential operators. The quality of your team's execution is a direct reflection of your leadership.
- Operational Standards and Premium Service Delivery You will develop and enforce operational standards, service protocols, and performance benchmarks that apply consistently across every region. You will ensure that our teams are trained, equipped, and managed to deliver flawless, detail-oriented cleaning services in highly visible environments.
- High-Traffic and Amenity-Rich Environments A significant portion of our portfolio involves premium condominium corporations with demanding residents and heavy-use amenity spaces. You must be comfortable overseeing operations that involve specialized floor care, waste management/chute systems, restoration cleaning, and seasonal transition planning. Experience in luxury hospitality or upscale residential cleaning is a strong asset.
- Financial Accountability You will manage operational budgets, labor planning, and cost controls. You will be expected to drive profitability through efficiency improvements, smart scheduling, and workforce optimization. You will monitor and report on operational metrics including quality audit scores, client/board satisfaction, staff retention, absenteeism, and contract compliance.
- Safety, Security, and Compliance You will ensure full compliance with all applicable health and safety regulations including WHMIS, OHSA, and residential property standards. You will lead safety programs tailored to residential environments (handling of resident spaces, secure key control, chemical safety in occupied buildings), conduct risk assessments, and implement corrective actions.
What We Are Looking For
You have spent years in multi-residential or condominium cleaning and facility operations at a senior level. You have managed multi-site portfolios, led teams of operational managers, and served as the face of your organization to property management executives and condo boards. You understand the difference between managing a spreadsheet and managing a live residential community. You know what a pristine building looks like and what it takes to deliver that result consistently under the watchful eye of residents.
You are a polished, highly diplomatic communicator who can sit across the table from a Condominium Board of Directors and earn their confidence, and then walk a job site and coach a site supervisor in the same day. You hold people accountable without losing their respect. You build systems that work when you are not in the room.
Qualifications
- Experience: Minimum seven to ten years of progressive experience in multi-residential facilities services, condominium janitorial operations, or property management oversight.
- Portfolio Management: Demonstrated experience managing regional or national residential/condo accounts.
- Leadership: Proven track record of leading operational teams, including regional managers, site supervisors, and heavy labor models.
- Financial Acumen: Strong financial acumen with experience managing P&L, site budgets, and labor models.
- Industry Knowledge: Deep familiarity with workplace safety regulations (WHMIS/OHSA) and residential property standards.
- Education: Post-secondary education in business, operations management, property management (e.g., RCM designation equivalents), or a related field is preferred but not required if your experience speaks for itself.
- Travel: Ability and willingness to travel to sites, perform quality audits, and attend evening board meetings as required.

Job Type: Full-time
Pay: $90,000.00-$95,000.00 per year
Work Location: In person
