Key Responsibilities
· Perform general building maintenance and repairs at condominium and commercial properties.
· Complete plumbing, electrical, drywall, painting, carpentry, flooring, door and window repairs, hardware replacement, and other general maintenance tasks.
· Perform preventative maintenance and routine inspections of building systems and common areas.
· Conduct and document monthly fire alarm system inspections and report deficiencies to Property Management.
· Assist with annual building inspections and life safety compliance activities.
· Respond promptly to maintenance requests and emergency service calls.
· Troubleshoot maintenance issues and determine appropriate repair solutions.
· Identify deficiencies before they become larger problems and recommend repairs.
· Assist with seasonal maintenance, including exterior inspections and coordinating with snow removal and landscaping contractors.
· Maintain mechanical rooms, storage areas, workshops, and common areas in a clean, safe, and organized condition.
· Accurately record completed work orders, labour hours, inspection reports, and materials and report to the Office by email.
· Coordinate with Property Managers and contractors on larger repair and capital projects.
· Follow all Occupational Health & Safety legislation and company safety policies.
· Provide professional, courteous customer service while representing Mirabelli Real Estate Corp.
· Participate in an after-hours on-call rotation for emergency maintenance.
Qualifications
· Experience in building maintenance, construction, renovations, landscaping, facilities maintenance, or a related trade is considered an asset.
· Strong mechanical aptitude and the ability to troubleshoot problems.
· Basic knowledge of plumbing, electrical, carpentry, drywall, painting, or general repairs is an asset.
· Experience with condominium or commercial buildings is an asset but not required.
· Experience with fire alarm systems, life safety systems, HVAC equipment, boilers, pumps, or building mechanical systems is an asset but not required.
· Willingness to learn new skills through on-the-job training.
· Strong organizational and time management skills.
· Ability to work independently while contributing effectively as part of a team.
· Professional communication and excellent customer service skills.
· Comfortable using smartphones, email, and computerized work order systems.
· Experience using Condo Manager property management software or similar software is an asset but not required.
· Valid Ontario Class G driver’s license and a vehicle.
