OFFICE & MARKETING MANAGER
Winnipeg, MB | Part-Time (15 hrs -20 hrs week to start) | $17.50–$26/hr DOE
Do You Know How to offer great customer service and how to sell an apartment rental?
This role has one job at its core: keep our units full and our clients happy. Everything else supports that. If you're the person who writes the listing that actually gets calls, who answers an inquiry within the hour, who shows a suite and has the applicant wanting to apply - this is your role.
N-Gage Properties manages 60+ residential units across Winnipeg and Manitoba, including long-term rentals, Airbnb suites, and a mobile home park. We operate with documented systems, clear Standard Operating Procedures (SOPs), and a genuine commitment to bright, clean, quality, affordable housing.
You won't be doing this alone. We have a Field Operations Coordinator handling inspections, Maintenance Lead for handyman work, and building caretakers handling day-to-day upkeep. You run the office, the marketing, the in person sales and client experience, all while leading the team priorities.

The technical skills can be learned. These are definitely assets:
✓ You can sell - not pushy, not scripted, but genuinely persuasive. When a prospect walks into a suite, they leave wanting to live there. You know how to listen, connect and close
✓ You communicate with confidence and warmth - in writing, on the phone and in person. People feel well taken care of after every interaction.
✓ You can also be firm when needed and stand your ground explaining the rules, and requirements.
✓ You think like a business owner - you understand that empty units cost money and slow responses cost tenants. You don't need to be told what's at stake
✓ You're financially aware - you notice when rent is short or an invoice looks off, and you figure out what's going on
✓ You know what makes a listing compelling and a photo worth taking. You don't post and pray, you post and follow up
✓ You think about where your ideal client is, and you make sure you get the ad in front of them
✓ You can direct others in kindness - you're comfortable giving a caretaker or coordinator a clear list and holding them accountable to it
WHAT YOU'LL OWN
Marketing & Leasing — Your Primary Focus
- Write and post compelling rental listings across Kijiji, Facebook, Rentals.ca, Website, FB Page and other platforms
- Advertise upcoming opportunities and keep track of good potential clients that reach out
- Respond to every inquiry within the hour during business hours
- Screen prospects using our established criteria and due-diligence checklist
- Conduct suite showings that convert - you're not just opening a door, you're selling a home.
- Process applications, complete reference and landlord checks, recommend approvals
- Prepare lease agreements, renewals and all required documentation using approved templates
- Run the renewal cycle, rapport calls, renewal sheets, follow-up schedule, tracking and prioritizing maintenance items
Client Experience & Communications
- Monitor and respond to company email and phone calls professionally and promptly
- Handle tenant communications and document everything in writing
- Manage tenant onboarding - ensuring rent is sent, lease agreements are signed, welcome emails are sent, cleaning is complete, move-in welcome baskets are prepared, utility meter readings are called-in for changeovers
- Coordinate move-in and move-out scheduling, inspections, renovations
- Resolve tenant concerns before they escalate; know when to bring something to ownership
Airbnb Management
- Manage all guest communications using our message templates - booking through checkout
- Maintain the calendar, pricing and listing quality across platforms
- Book cleaners for all reservation turn-overs and ensure they have everything they need
- Coordinate turnovers and collaborate with Field Operations Coordinator to confirm guest-ready status
- Request reviews and manage guest feedback
Office Administration & Coordination
- Set the weekly priority list for the team and building caretakers
- Log and prioritize maintenance requests; assign to the right person and track to completion
- Verify monthly rent collection - confirm every tenant paid the correct amount and flag/determine cause of discrepancies
- Maintain all records using Dropbox and task management in Trello per our filing system
- Submit a weekly report to ownership covering occupancy, leasing activity, maintenance status, operations and flag concerns or challenges to overcome
- Improve SOPs and make new ones as required
WHAT YOU WON'T DO
You won't be micromanaged. You won't be handed a mess with no systems. You won't be stuck doing the same thing forever with no path forward.
- Inspections, seasonal checklists and on-site maintenance — that's the Field Operations Coordinator
- Common area cleaning and garbage - that's handled by building caretakers
- Major financial decisions, capital expenditures and corporate accounting - handled by ownership
- Licensed trade work - we have qualified contractors

- Some evening and weekend availability for showings - that's when prospects are free
- Clean background - you will be entering tenants' homes and handling sensitive information
STRONG ASSETS (NOT REQUIRED BUT VALUED)
- Bilingual French/English — significant asset given our St. Boniface location
- Additional languages welcome
- Experience in sales, leasing, hospitality, customer service or property management
- Background in marketing, communications or business administration
- Familiarity with the Manitoba Residential Tenancies Act
- Experience with Airbnb, Kijiji, Facebook Marketplace, Trello, Dropbox or similar platforms
