Our client is a well-established and reputable vertically integrated investment firm managing both commercial and residential real estate assets across Canada and are seeking a Commercial Property Manager to join their Calgary team!
We are seeking an experienced and service-oriented property management professional to take ownership of the day-to-day operations of an assigned large multi-site portfolio (approx. 1.5M sq ft of industrial and office assets). This role will be responsible for ensuring properties are operating efficiently, maintained to a high standard, and supported by strong tenant relationships, sound financial management, and effective operational practices.
The successful candidate will be highly organized, proactive, and comfortable managing multiple priorities while working collaboratively with tenants, owners, contractors, internal teams, and other stakeholders.
Please note that this role is fully on-site in-office M-F and requires an active Property Management License through RECA (Real Estate Council of Alberta). This individual will be joining a vibrant culture and lead a small team within property management and building operations.
Key Responsibilities:

Take overall responsibility for the daily management and operation of the assigned properties, ensuring buildings are well-maintained, professionally presented, and operating efficiently.

Establish, implement, and maintain property operating procedures, compliance requirements, and emergency preparedness plans in accordance with applicable legislation and regulations.

Complete routine property inspections to assess building condition, cleanliness, appearance, operations, and overall service delivery.

Oversee capital expenditures, construction projects, and leasehold improvements, including tendering, contractor selection and coordination, scheduling, and project execution.

Manage lease administration and ensure contractual obligations are properly fulfilled, while working closely with the Leasing team to support occupancy and leasing objectives.

Stay informed on local market activity, competitive properties, economic and business trends, and community developments that could influence property performance.

Build and maintain positive tenant relationships through responsive communication, a high level of customer service, and timely resolution of concerns and issues.

Coordinate tenant satisfaction initiatives and surveys, ensuring feedback is reviewed and appropriate follow-up actions are implemented.

Take ownership of property financial performance, including annual budgeting, revenue and expense management, monthly financial reviews, tenant invoicing, year-end reconciliations and adjustments, and accounts receivable.

Prepare accurate and comprehensive monthly management and client reporting, highlighting operational performance, financial results, trends, and areas requiring attention.
Key Qualifications:

5+ years of relevant property management experience, ideally within a multi-site commercial portfolio (preference to exposure to industrial assets)

Active RECA Property Management License

Post-secondary education or coursework in property management or a university degree is preferred, combined with a strong commitment to service excellence.

Intermediate proficiency with Microsoft Office, including Word and Excel. Experience with Yardi is considered an asset.

Valid driver’s license and access to a reliable vehicle are required.

Strong verbal and written communication skills, with the ability to build and maintain effective working relationships with tenants, owners, colleagues, contractors, and other stakeholders. Professional telephone manner, strong interpersonal skills, and the ability to manage conflict constructively are essential.

Successful candidates will be required to complete a criminal record verification as a condition of employment.
Compensation:
The successful candidate will receive a competitive annual salary between the ranges of $105,000-$120,000 dependent on experience + performance-based bonus + comprehensive benefits package + the opportunity to join a people-first organization that offers future growth opportunities.
