Full job description

Overview
We are seeking a dynamic and experienced Site Supervisor to help guide our on-site operations and provide visibility to our organization. The ideal candidate will possess strong leadership skills and strong organizational skills. This role is crucial for ensuring that our business processes run smoothly and effectively, contributing to overall organizational success. The Site Supervisor must have construction project management experience, be able to read structural and architectural drawings and have had physical experience in construction. The Site Supervisor must also have a firm grasp on building engineering and framework.

Duties

day-to-day management of contractor relationship, including but not limited to answering contractor correspondences and telephone calls;
overseeing renovations related to the property, including but not limited to assessing the scope of work as it relates to renovations in tenanted properties, obtaining quotes for the scope of work, scheduling and supervising contractors on site, acting as a liaison between the Companies and the contractors doing renovation work in the unit, providing the Companies with regular updates on progress;
providing construction support with the contractors at a time to time basis
scoping out new potential market opportunities, including but not limited to, researching and appraising new potential purchases or other projects, assessing and differentiating between potential projects to assess value and risk, researching any costs that would be incurred with respect to a project that might affect the cost/risk/value of the project;
assisting the Companies with any real estate listings with respect to selling or renting the property/unit, including but not limited to transcribing information on offers to buy, sell or brokerage contracts, assisting with staging for viewings and hiring someone to stage the property if necessary, coordinating with real estate agents and/or potential purchases for requests of information and scheduling of viewings, acting as a liaison between any real estate firm and/or any potential buyer or tenant and the Companies;
managing tenancies and corresponding with property manager to ensure units are rented and income is being generated.
assisting with any correspondences with the city on any permitting or development plans.
any other tasks related to the management of the properties owned by the Companies during the term of this Agreement.

Experience

Bachelor’s degree in Business Administration, Operations Management, Engineering or a related field is preferred. Bonus if structural/civil engineering experience with direct site management experience.
Proven experience as an Site Supervisor or similar role in a fast-paced environment.
Excellent leadership skills and strong organizational skills with the ability to motivate teams and drive results.
Proficient in data analysis and performance metrics; experience with relevant software tools is a plus.
Exceptional problem-solving abilities with a strategic mindset.
Strong communication skills, both verbal and written, with the ability to interact effectively at all levels of the organization.
Need to be able to commute to all properties on a regular basis. Even better if you have a car.
Experience in construction and understanding, at a basic level, processes and issues that can arise from not working in an organized, planned fashion.
Bonus if you have construction cards and are familiar with the Quebec construction industry.

Tâches

Gestion quotidienne des relations avec les locataires, incluant, sans s’y limiter : répondre aux correspondances et appels téléphoniques des locataires, traiter les plaintes, valider les loyers mensuels, agir comme intermédiaire entre les sociétés et les locataires des unités;
Supervision des rénovations liées aux propriétés, incluant, sans s’y limiter : évaluer l’ampleur des travaux dans les unités occupées, obtenir des soumissions, planifier et superviser les entrepreneurs sur place, agir comme intermédiaire entre les sociétés et les entrepreneurs, fournir aux sociétés des mises à jour régulières sur l’avancement des travaux;
Étudier de nouvelles opportunités de marché, incluant, sans s’y limiter : rechercher et évaluer de nouveaux achats ou projets potentiels, analyser et comparer les projets pour en déterminer la valeur et les risques, rechercher les coûts éventuels liés à un projet pouvant avoir un impact sur sa rentabilité ou son risque;
Assister les sociétés avec les inscriptions immobilières liées à la vente ou à la location des propriétés/unités, incluant, sans s’y limiter : transcrire les informations relatives aux offres d’achat, de vente ou aux contrats de courtage, aider à la mise en valeur des unités pour les visites et embaucher un spécialiste en home staging au besoin, coordonner avec les courtiers immobiliers et/ou acheteurs ou locataires potentiels pour les demandes d’information et la planification des visites, agir comme intermédiaire entre toute agence immobilière, tout acheteur ou locataire potentiel et les sociétés;
Gérer les baux et correspondre avec le gestionnaire immobilier afin de s’assurer que les unités sont louées et que les revenus sont générés.
Aider aux correspondances avec la ville concernant les permis ou les plans de développement.
Effectuer toute autre tâche liée à la gestion des propriétés appartenant aux sociétés pendant la durée de la présente entente.

Expérience

Diplôme universitaire en administration des affaires, superviseur de chantier ou dans un domaine connexe (préféré).
Expérience confirmée en tant que superviseur de chantier ou rôle similaire dans un environnement dynamique.
Excellentes compétences en leadership et en organisation, avec la capacité de motiver les équipes et d’obtenir des résultats.
Maîtrise de l’analyse de données et des indicateurs de performance; l’expérience avec des outils logiciels pertinents est un atout.
Excellentes aptitudes à résoudre des problèmes avec une approche stratégique.
Solides compétences en communication, tant à l’oral qu’à l’écrit, avec la capacité d’interagir efficacement à tous les niveaux de l’organisation.
Doit être en mesure de se déplacer régulièrement vers toutes les propriétés; posséder une voiture est un atout.
