Human Resources Business Partner
At Pier 4 our portfolio of multi-family real estate assets is growing and as a result we are looking for an HR Business Partner to join our team. We are looking for an HRBP, who wants to be part of our exciting journey and is truly engaged in being an advocate of and executing, best-in-class human resources support and programs.
The HR Business Partner supports the full Pier 4 Property Operations portfolio by providing strategic people leadership, coaching, and operational HR execution. This role acts as a trusted advisor to the Property Operations Team, ensuring that talent, culture, and workforce practices directly enable operational excellence, resident experience, and portfolio performance.
The HRBP is embedded in the business, proactive, visible, and solutions‑oriented. Helping leaders build high‑performing teams, navigate change, and uphold Pier 4’s performance‑driven culture.

Responsibilities
- Represent the HR function in a relatable, professional and knowledgeable fashion – highly influential and persuasive a team player.
- Strong HR & business acumen, accountable - ownership of work through to full
- Champion HR initiatives and facilitate the respect and understanding of HR
- Partner with the Property Operations team to translate operational priorities into people strategies that strengthen performance, service quality, and team capability.
- Assess staffing needs across Property Management, Capital Expenditure, Leasing, and Administration; develop proactive plans to support growth, turnover mitigation, and succession.
- Provide coaching to Property Managers, Regional Managers, and functional leads to elevate leadership effectiveness and accountability.
- Embed Pier 4’s values and performance expectations into daily operations, ensuring consistent application of standards across sites.
- Manage complex employee relations matters with fairness, consistency, and risk awareness; guide leaders through investigations, documentation, and resolution.
- Ensure new hires experience a consistent, values‑aligned onboarding that accelerates readiness and engagement.
- Ensure consistent interpretation and application of HR policies across all properties.
- Support adherence to employment legislation, health & safety requirements, and internal governance standards.
- Support operational transitions, acquisitions, system rollouts, and organizational changes with structured communication and leader support.
- Partner with Managers to build strong team climates, improve communication, and reinforce Pier 4’s values.
- Support initiatives that strengthen retention, career development, and recognition within Property Operations.
Education/Experience
- 5 + years HR experience, ideally supporting multi‑site operations or property management.
- CHRP/CHRL preferred; degree in HR, Business, or related field.
- Strong understanding of property operations, field workforce dynamics, and service‑driven environments.
- Proven ability to influence leaders, build trust quickly, and navigate complex interpersonal dynamics.
- Ability to interpret HR metrics, turnover trends, and workforce data to inform decisions.
