JOB TITLE: Commercial HVAC Technician
Compensation: $90,000 - $100,000 per year

We are seeking an experienced Commercial HVAC Technician / Building Systems Specialist to support our growing facility maintenance and technical services division.
Position Summary
Reporting to the Regional Facility Manager, the Commercial HVAC Technician / Building Systems Specialist is responsible for performing preventive maintenance, troubleshooting, repairs, equipment assessments, and technical inspections across a diverse portfolio of commercial, industrial, and institutional facilities.
This role combines hands-on HVAC service work with facility asset management responsibilities. In addition to maintaining and repairing equipment, the successful candidate will assist with equipment condition assessments, lifecycle planning, capital replacement recommendations, and technical reporting for clients.
The ideal candidate is a strong HVAC technician who enjoys working independently, communicating directly with clients, and helping organizations make informed decisions regarding their building systems.
Key Responsibilities
HVAC Maintenance & Service
- Perform scheduled preventive maintenance on HVAC equipment including rooftop units, split systems, make-up air units, exhaust systems, unit heaters, boilers, and related building systems.
- Diagnose and repair HVAC equipment failures.
- Troubleshoot mechanical and control system issues.
- Complete emergency and reactive service calls as required.
- Maintain detailed service records and work order documentation.
- Ensure all work is completed safely and in accordance with applicable codes and standards.
Facility Asset Assessments
- Conduct HVAC equipment condition assessments.
- Evaluate equipment performance, age, condition, and remaining useful life.
- Identify maintenance deficiencies and recommend corrective actions.
- Support capital planning initiatives by providing replacement recommendations and budgetary guidance.
- Prepare clear technical reports and assessment documentation.
Client Support
- Communicate directly with clients regarding equipment performance and service findings.
- Provide recommendations for repairs, maintenance, and asset replacement.
- Support facility managers with technical expertise and operational guidance.
- Participate in client meetings and site reviews when required.
Facility Maintenance Support
- Assist with broader facility maintenance initiatives as required.
- Support project planning and execution for HVAC-related work.
- Coordinate with subcontractors and service partners where applicable.
- Support quotation development and scope reviews for HVAC-related opportunities.
General Responsibilities
- Maintain a high level of professionalism and customer service.
- Work collaboratively with Operations, Facility Management, and Technical Services teams.
- Maintain accurate records using company systems and software platforms.
- Protect confidential client and company information.
- Adhere to all company policies, procedures, and safety requirements.
Qualifications
Required
- Valid Ontario 313A Refrigeration and Air Conditioning Systems Mechanic Licence.
- Valid ODP/ODS Certification.
- Valid G1 Gas Technician Licence.
- Current registration within Ontario's Skilled Trades system.
- Minimum 5 years of commercial HVAC experience.
- Valid Class G Driver's Licence with a clean driving record.
- Strong troubleshooting and diagnostic abilities.
- Experience working with commercial and institutional HVAC equipment.
- Excellent communication and customer service skills.
- Strong computer and reporting skills.
Preferred
- Experience performing equipment condition assessments and asset reviews.
- Experience within facility management environments.
- Familiarity with CMMS platforms such as IBM Maximo.
- Experience supporting capital planning and lifecycle replacement programs.
