What You'll Do
As a Condominium Manager, you will be responsible for overseeing a portfolio of condominium corporations and serving as the primary liaison between Boards of Directors, residents, contractors, and service providers.
Key Responsibilities
- Manage condominium properties in accordance with management agreements, governing documents, and applicable legislation.
- Build and maintain positive working relationships with Boards of Directors, residents, contractors, and stakeholders.
- Coordinate, negotiate, and oversee maintenance projects, repairs, and service contracts.
- Review and approve invoices, ensuring proper coding and submission for payment.
- Monitor receivables and be prepared to discuss arrears and collection matters with Boards.
- Prepare comprehensive monthly management reports and Board meeting packages.
- Assist with preparation and distribution of annual budgets, AGM packages, PICs, newsletters, notices, and resident communications.
- Attend and facilitate Board meetings and Annual General Meetings as required.
- Review financial statements and discuss financial performance with Boards of Directors.
- Develop and implement preventative maintenance programs.
- Ensure compliance with the Condominium Act, Declaration, By-laws, and Rules.
- Investigate and resolve resident concerns, complaints, and rule infractions.
- Supervise on-site staff and contractors, evaluating performance and service delivery.
- Provide mentorship and training to new team members.
- Maintain current knowledge of industry legislation, best practices, and market trends.
- Report directly to Senior Management and collaborate with team members to ensure exceptional client service.
What We're Looking ForRequired Qualifications
- CMRAO General Licence (Required)
- Minimum 2 years of condominium management experience
- Strong understanding of condominium governance and operations
- Exceptional communication and relationship-building skills
- Excellent organizational and time-management abilities
- Proven problem-solving and conflict-resolution skills
- Ability to manage multiple priorities in a fast-paced environment
- Strong attention to detail and follow-through
Preferred Qualifications
- University Degree or College Diploma
- Experience managing diverse condominium portfolios
- Financial literacy and experience reviewing financial statements and budgets
