We are seeking a dedicated, experienced, and professional live-in Resident Manager to oversee the day-to-day operations of an apartment building in Hamilton, Ontario.
Your Role
As the face of the building, you will take ownership of all building management responsibilities — from tenant relations and rent collection to maintenance coordination and cleanliness. You’ll maintain a safe, welcoming, and efficient building that residents are proud to call home.
This is a dynamic, hands-on position that requires strong communication, multitasking, organization, and a commitment to high standards.
Key Responsibilities
Resident Relations & Administration
- Deliver exceptional service to residents and uphold positive community standards
- Collect rent and manage deposits (via Yardi)
- Process applications, move-ins, and notices efficiently
- Maintain digital and paper records/logs (e.g. inspections, contractor visits, incident reports)
- Monitor and respond to emails, calls, and service requests in a timely manner
- Maintain knowledge of the Residential Tenancies Act (RTA) and apply it appropriately
Building Maintenance & Safety
- Conduct regular building inspections and minor repairs (plumbing, electrical, etc.)
- Coordinate and supervise external contractors and vendors
- Respond to building emergencies and service requests
- Manage suite turnovers and prepare vacant units for occupancy
- Maintain security by ensuring all doors and access systems are functional
Cleaning & Groundskeeping
- Daily cleaning of common areas: lobbies, elevators, stairwells, laundry, garbage rooms
- Deep cleaning of units before occupancy
- Maintain curb appeal: outdoor litter pickup, snow/ice checks, garbage control
- Report safety or cleanliness issues promptly
Qualifications
- Minimum 3 years of residential property management experience in an apartment building
- Hands-on repair and renovation experience (e.g., flooring, drywall, fixtures, painting)
- Proficient with Microsoft 365 and internet tools; Yardi experience is an asset
- Strong interpersonal skills: approachable, responsive, and professional
- Highly organized and able to prioritize in a fast-paced environment
- Valid driver’s license and access to a vehicle
- Must be willing to live on-site full-time
