What can I expect to do in this role?
Reporting to the Building Systems Coordinator, the Building Operator is responsible for monitoring, operating, and supporting campus-wide building systems, including Building Automation Systems, lighting control systems, Fire and Life Safety Systems, mechanical/electrical systems, and related physical assets. The position supports day-to-day and after-hours building operations, responds to building system issues and emergencies, and liaises with internal departments, contractors, tenants, inspectors, and show/event management representatives as required.

Monitor and operate various building automation, lighting control, mechanical/electrical, ventilation, heating, cooling, fire, and life safety systems used across the campus. Monitor the fire alarm panel and related life safety systems and respond to alarms in accordance with established procedures. Maintain daily records of required maintenance and inspections of building operating systems, equipment status, alarms, and operational activities.

Conduct inspections and periodic tests on operating equipment including emergency generators, fire alarm systems, fire pumps, fire suppression and sprinkler systems and other building equipment

Assess building-related emergencies, determine operational priorities, initiate appropriate response actions, and escalate issues as required. Act as the competent supervisor for the skilled trades during the off shifts.

Respond to operational requests related to tenant, event, and event requirements, including comfort concerns, lighting requirements, building access, equipment issues, and other building system needs.

Liaise with contractors, Provincial and City of Toronto inspectors, tenants, show/event management representatives, and internal departments as required.

Perform visual inspection of lighting system for proper lighting levels and possible burnouts.

Perform other duties as assigned.
How do I qualify?
-
Building Environmental Systems I & II certificates; Environmental Systems Maintenance Technician and Systems Maintenance Administrator designation or equivalent combination of education and experience in a discipline pertinent to the job function.

A Technical Trades or operating engineer certificate considered an asset

Experience conducting property inspections.

Proven customer service skills.

Ability to read and understand electrical and mechanical drawings.

Ability to work both independently and/or in a team environment.

Possess a valid full G Class Ontario driver’s license in good standing.

Good interpersonal skills with the ability to communicate both verbally and written.

Ability to work on rotating shifts, 12 hours in length including days, evenings, weekends and holidays.

Ability to lift materials and equipment (weighing up to 30 lbs. or 15 kg).

Ability to stand, bend, reach, lift for long periods of time and be able work both indoors and outdoors.

Experience utilizing software packages (word processing, spreadsheets, and electronic mail).

Experience control logic programming as it relates to building automation systems considered and asset.

Working knowledge of building preventative maintenance programs.

Working knowledge of Building Automation Systems, including but not limited to any of Johnson Metasys, Invensys, GE Fanuc, TAC systems, mechanical/electrical equipment, sprinkler systems, fire protection systems, emergency generators and general building equipment.

Demonstrated knowledge of applicable codes, guidelines and government legislation as they apply to building operations, repairs and maintenance.
