Compensation:
This position offers an annual salary range of $75,000 to $85,000 . Compensation will be determined based on the successful candidate’s qualifications, skills, and experience.
JOB OVERVIEW:
The BAS Technician is responsible for the monitoring, maintenance, troubleshooting, programming, and commissioning of Building Automation Systems (BAS) across a portfolio of client sites. This role supports the delivery of BAS service operations, energy management solutions, and BAS projects. The successful candidate will possess strong technical, organizational, troubleshooting, and communication skills, with the ability to manage multiple priorities in a fast-paced environment.
RESPONSIBILITIES & DUTIES:
- Monitor and respond to BAS alarms during regular business hours.
- Participate in the after-hours alarm monitoring rotation.
- Prepare and deliver energy savings reports in accordance with established reporting schedules.
- Perform preventative maintenance and inspections on BAS systems, controllers, and associated equipment.
- Respond to BAS service requests as assigned by Dispatch.
- Troubleshoot BAS communication, control, and equipment issues.
- Program, commission, test, and start up BAS systems and equipment.
- Read and interpret electrical schematics, control drawings, blueprints, one-line diagrams, and sequence of operation documents.
- Utilize electrical testing equipment, including multimeters and continuity testers, to diagnose and troubleshoot electrical and control system issues.
- Monitor and maintain remote connections, communication networks, controllers, and email servers associated with BAS operations.
- Communicate with property managers regarding monitoring service disruptions and coordinate solutions to restore connectivity.
- Identify BAS deficiencies and provide recommendations and quotations for corrective work.
- Integrate and troubleshoot third-party equipment using BACnet, Modbus, and other open communication protocols.
- Configure HVAC variable frequency drives (VFDs) for integration with the Building Automation System (BAS), including reference and enable signals, as well as BACnet and Modbus communication protocols.
- Create and maintain Building Automation System (BAS) drawings, including control schematics, network architecture diagrams, points lists, panel layouts, and as-built documentation.
- Conduct quality assurance testing to ensure systems meet project specifications, company standards, and client requirements.
- Coordinate project activities, resources, equipment, and project-related information to support successful project delivery.
- Prepare and maintain project documentation, service records, contracts, service agreements, and project-related reports.
- Maintain accurate records of installations, wiring modifications, programming changes, commissioning activities, and maintenance work performed.
- Ensure compliance with applicable electrical codes, safety regulations, company policies, and industry best practices.

QUALIFICATIONS:
- Extensive experience with Niagara Framework (Niagara AX and Niagara 4) for building automation and energy management applications.
- Programmed, configured, and commissioned Niagara stations, controllers, and supervisory systems.
- Developed control logic, graphics, alarms, schedules, histories, and dashboards using Niagara Workbench.
- Programmed, configured, and commissioned Johnson Controls field controllers using CCT (Controller Configuration Tool).
- Excellent attention to detail, analytical skills, and data management abilities.
- Ability to work in a fast-paced environment, prioritize tasks, and meet deadlines.
- Strong teamwork and collaboration skills.
- Working Knowledge of Microsoft Project and Microsoft Office.
Must possess a valid “full G” Ontario driver’s license and clean driver’s abstract.

WORKING CONDITIONS:
The working conditions listed below are representative of those that must be met by a BAS Technician to successfully perform the essential functions of this position.
- Work is performed in a combination of office, mechanical room, and occupied commercial, institutional, and industrial building environments.
- Regular travel to client sites throughout the Greater Toronto Area (GTA) is required.
- May be required to work in mechanical rooms, equipment rooms, rooftops, and other building service areas.
- May be exposed to varying temperatures, dust, noise, and operating mechanical equipment while performing site visits, maintenance, troubleshooting, and commissioning activities.
- May occasionally work in tight or restricted-access areas while servicing BAS equipment and control systems.
- Required to wear appropriate personal protective equipment (PPE) and comply with all company and site-specific safety requirements.
Regular business hours are Monday to Friday; however, occasional overtime, after-hours support, and participation in the alarm monitoring rotation may be required based on operational needs and client requirements.

Physical Demands
- Regularly required to communicate effectively in person, by telephone, and through electronic communications.
- Frequently required to use hands and fingers to operate tools, testing equipment, computers, and other office and field equipment.
- Ability to sit, stand, walk, bend, kneel, crouch, and climb ladders while performing inspections, maintenance, troubleshooting, and commissioning activities.
- Ability to access equipment located in mechanical rooms, ceilings, rooftops, and other building service areas.
- Specific vision abilities required include close vision, distance vision, colour vision, peripheral vision, and depth perception.
- Ability to safely operate standard office equipment, computers, and electrical testing equipment.
- Ability to lift, carry, and move tools, equipment, and materials weighing up to 50 lbs.
Ability to travel between multiple client sites as required.
