Responsibilities:
- Advertising & Market Analysis: Reviewing online listings for accuracy and effectiveness. Monitoring competitor pricing and local market trends to help the property manager set competitive rent rates.
- Lead Conversion: Responding promptly to inquiries via phone, email, and text to qualify prospects and schedule viewing appointments.
- Showing Properties: Conducting professional property tours and "selling" the benefits and amenities of the community to prospective residents.
- Follow-up: Managing a leasing pipeline by following up with "warm" leads to finalize their decision to rent.
- Screening: Collecting application documents and performing credit, previous landlord, and income verification checks.
- Lease Preparation: Drafting and executing legally compliant lease agreements and preparing "move-in" packages.
- Document Management: Using property management software (Yardi) to track availability and record guest interactions.
- Inspections and Orientation: Conducting "move-in" inspections to ensure units are in ready condition and addressing any last-minute maintenance deficiencies. Welcoming new residents and providing a full orientation to the building’s rules and amenities.
- Renewals: proactive outreach to current residents to secure lease renewals and reduce turnover rates.
Experience and Educational Requirements:
- 1-2 years of residential property management or leasing experience
- Yardi Voyager 7 and CRM IQ experience preferred

- Sales Drive & Persuasion: A natural ability to "close the deal" by identifying a prospect's needs and highlighting how the property meets them. Must be comfortable handling objections and asking for the lease.
- Hospitality-First Mindset: Provides a "concierge-level" experience for every visitor. High energy, a professional appearance, and a welcoming demeanor are essential for making a strong first impression.
- High-Volume Communication: Excellent verbal and written skills, with the ability to manage a heavy flow of leads across phone, email, text, and social media without letting prospects "go cold."
- Relationship Building: The ability to quickly build rapport with people from diverse backgrounds, turning a one-time tour into a long-term resident relationship.
- Visual Standards & Detail: A "sharp eye" for property presentation, ensuring that the tour path, model units, and signage are always pristine and inviting.
- Resilience & Persistence: Maintain a positive attitude through repetitive tours and "no" responses, staying focused on hitting monthly occupancy and closing-ratio targets.

- Valid driver’s license and reliable vehicle
