Property Maintenance TechnicianThe Opportunity
McGrath & Co is seeking an experienced, dependable, and hands-on Property Maintenance Technician to support the day-to-day maintenance and upkeep of our properties in Toronto.
Job Type: Full-time, Permanent
Compensation: Up to $82,850 annually
Schedule: Monday to Friday, 8:30a.m. to 5:30p.m.
Location: Toronto, ON.
The ideal candidate is comfortable completing general building maintenance and repairs independently while recognizing when work requires a licensed or specialized contractor. This position involves routine inspections, preventative maintenance, responding to maintenance requests, maintaining property appearance, supporting building safety requirements, and coordinating qualified contractors when necessary.
This role is well suited to someone who takes pride in their work, identifies potential problems early, stays organized, and is comfortable working independently across multiple maintenance priorities.
Key ResponsibilitiesGeneral Maintenance & Repairs
- Receive, prioritize, and complete maintenance requests in a timely manner.
- Troubleshoot common building and property maintenance issues and determine the appropriate course of action.
- Perform general maintenance and minor repairs, including basic plumbing, carpentry, drywall, painting, door hardware, fixtures, and other routine property repairs.
- Identify electrical, roofing, HVAC, mechanical, and other work requiring licensed or specialized trades and coordinate qualified contractors as required.
- Document completed work with clear notes and photos.
- Follow up on outstanding maintenance items to ensure work is completed properly.
Preventative Maintenance & Inspections
- Conduct routine property and building inspections to proactively identify maintenance concerns.
- Carry out seasonal and preventative maintenance for drains, door hardware, lighting, sump pumps, common areas, and other building components.
- Visually inspect roofs, mechanical areas, equipment, and building systems and report concerns requiring further assessment or specialized servicing.
- Coordinate preventative maintenance and contractor servicing as required.
- Complete pre-move-in and pre-move-out inspections and document property conditions.
- Assist with routine building, fire, and life-safety checks within the responsibilities of the position and coordinate qualified service providers where required.
Urgent Maintenance Response
- Respond promptly to urgent property maintenance issues, including leaks, equipment failures, alarms, weather-related incidents, and other building concerns.
- Take appropriate immediate action within the scope of the role to protect occupants and property and prevent further damage.
- Promptly communicate significant maintenance issues to the appropriate property team.
- Contact and coordinate qualified emergency contractors or specialized trades when required.
- Document incidents, actions taken, repairs, and outstanding follow-up requirements.
Property Upkeep
- Help maintain a clean, safe, and professional appearance throughout the properties.
- Monitor common areas, service areas, mechanical rooms, and exterior spaces for maintenance concerns.
- Identify damaged, worn, or potentially unsafe property features and report or address them as appropriate.
- Maintain an organized inventory of commonly used maintenance supplies, replacement parts, and tools.
Documentation & Contractor Coordination
- Maintain accurate and up-to-date maintenance records.
- Update property maintenance or ticketing systems with completed work, photos, notes, invoices, and outstanding items.
- Coordinate property access and scheduling with approved contractors and vendors.
- Monitor contractor progress and follow up to ensure assigned work is completed appropriately.
- Maintain organized records relating to inspections, preventative maintenance, repairs, and contractor servicing.
Qualifications
- Minimum 3 years of experience in building maintenance, property maintenance, facilities maintenance, or a similar hands-on role. Experience with commercial, residential, or mixed-use properties is an asset.
- Strong hands-on ability in general property maintenance, including basic plumbing, carpentry, drywall, painting, fixtures, and other routine repairs.
- General knowledge of building operations, mechanical systems, preventative maintenance, and property upkeep.
- Ability to troubleshoot common building and property maintenance issues and recognize when a licensed or specialized trade is required.
- Ability to read basic plans, equipment nameplates, service tags, manuals, and maintenance documentation.
- Familiarity with workplace safety practices, including WHMIS, lockout/tagout awareness, ladder safety, fall protection, and safe practices around mechanical and electrical areas.
- Comfortable using maintenance or work-order systems, email, and mobile devices for reporting and photo documentation.
- Strong organizational skills and the ability to manage multiple maintenance requests and follow through on outstanding items.
- Clear and professional communication skills when interacting with occupants, vendors, contractors, and property teams.
- Dependable, proactive, and able to work independently with minimal supervision.
- Valid driver's licence and access to reliable transportation required, as the position involves travel between properties.
- First Aid/CPR, WHMIS, lift/aerial platform, or other relevant safety training or certifications are considered assets.
