We are currently seeking a Lead Leasing Specialist to Join our Leasing team!
TROIKA is seeking a driven and client-focused Lead Leasing Specialist
to support leasing performance across our residential rental portfolio while providing guidance and coordination to junior leasing team members. This role is accountable for delivering a consistent, high-quality leasing experience that drives occupancy, strengthens tenant relationships, and reflects our brand standards at every touchpoint. The ideal candidate is a self-starter who is comfortable operating in a fast-paced environment, balancing hands-on leasing execution with team support and coordination. They bring strong communication skills, attention to detail, and a proactive approach to problem-solving, while helping elevate team performance through mentorship, structure, and accountability.
Key Responsibilities
Leasing & Tenant Relations:
- Act as the primary point of contact for leasing inquiries, ensuring timely, professional, and consistent communication. Respond promptly and professionally to leasing inquiries via phone, email, and digital platforms.
- Conduct property tours and showcase suites with professionalism, product knowledge, and enthusiasm.
- Communicate leasing promotions and rental incentives effectively to maximize conversions.
- Guide prospective tenants through the application, screening, and approval process.
- Ensure prospective tenants have an exceptional experience at every touchpoint.
Team Coordination & Leadership:
- Provide day-to-day guidance and support to junior leasing agents to ensure consistency in service delivery and process execution.
- Assist in onboarding and training new leasing team members.
- Monitor leasing activity across the team and provide feedback to improve performance and outcomes.
- Act as a resource for escalation on complex leasing scenarios or tenant interactions.
Marketing & Administration:
- Prepare and review leasing documentation including applications, tenancy agreements, and addenda.
- Ensure accuracy and completeness of leasing files and compliance with internal standards.
- Collaborate with Marketing to ensure listings, signage, and promotional materials are current and aligned with leasing strategy.
- Maintain and update leasing activity in property management systems (e.g., HubSpot, Yardi, Rent Café).
Move-In Coordination:
- Coordinate with Property Management and Operations teams to ensure suites meet TROIKA’s standards prior to occupancy.
- Support a smooth transition from leasing to ongoing tenant management.
Reporting & Performance:
- Track and report on leasing metrics including inquiries, conversions, and occupancy trends.
- Support achievement of occupancy and revenue targets through proactive leasing strategies.
- Assist with market research, competitor analysis, and pricing insights.

Qualifications and Requirements
Required:
- 3–5 years of experience in leasing, sales, hospitality, or customer-facing roles.
- Proven ability to manage multiple priorities in a fast-paced environment.
- Strong interpersonal and communication skills (written and verbal).
- Proficiency in Microsoft Office Suite.
Preferred:
- Experience in residential property management or real estate leasing.
- Familiarity with property management systems such as Yardi, HubSpot, or Rent Café.
- Knowledge of the Residential Tenancy Act (BC).
- Previous experience supporting or mentoring junior team members.
- Post-secondary degree/diploma in accounting or related program.
Rate of Pay:
- Salary $55,000 - $75,000 per annum (actual salary offered will be commensurate with education and experience).
