Full job description

Position Summary

The Estimator is responsible for the preparation of full estimates on projects as required, analysis of results, and regular reporting to Management. Working closely with project teams, subcontractors, and stakeholders, the Estimator plays a key role in securing competitive bids and supporting successful project delivery.

Key Responsibilities

· Prepare detailed quantity take-offs and cost estimates for labour, materials, and equipment across all project stages.

· Develop and maintain unit pricing, productivity rates, and cost databases to support accurate and competitive estimating.

· Analyze drawings, specifications, and tender documents to fully understand scope, identify risks, and incorporate contingencies.

· Manage the end-to-end bid process, including document coordination, addenda integration, bid closing, and final submission preparation.

· Ensure all bid inclusions, exclusions, assumptions, RFIs, and clarifications are clearly documented and reflected in pricing.

· Solicit, evaluate, and negotiate subcontractor and supplier quotations; prepare detailed scope comparison analyses.

· Collaborate with internal teams during preconstruction to align estimates with execution strategy, including value engineering and design development input.

· Support project handoff and continuous improvement by contributing to scope clarification, budget alignment, and post-project lessons learned.

· Develop relationships with Architects, Engineers, and other decision makers that may provide future bid opportunities.

· Develop and maintain relationships with subcontractors.

· Review bid requirements thoroughly to assure suitability for the Company.

· Continually build and update the bidders list.

· Manage the bid, negotiation, and award processes for all subcontractors and vendors.

· Prepare and issue subcontracts and follow up for timely execution, including all project-specific items required to complete the subcontracting process.

· Show creativity and resourcefulness to gain better pricing from subcontractors.

· Submit 100% of bids and budgets by the bid deadline.

· Maintain the database.

· Understand insurance and bonding costs for correct inclusion in bids.

· Prepare subcontractor bid packages.

· Organize additional manpower in advance for difficult bid closings.

· Include value engineering and alternative ideas where and when possible.

· Know the project well in advance of the bid closing date.

· Constantly reconnect with trades to assure they are closing the project.

· Consistently follow up on submitted bids.

· Maintain ongoing communication with project staff regarding subcontractor and supplier performance.

· Ensure the project team adheres to provided timelines and deliverables.

Qualifications & Skills

· 3–5 years of estimating experience within a general contracting environment in Canada.

· Experience with commercial, industrial, or institutional projects.

· Strong ability to read and interpret construction drawings and specifications.

· Proficiency in Microsoft Excel.

· Experience with estimating and take-off software (e.g., PlanSwift, RSMeans).

· Understanding of construction methods, contracts (e.g., CCDC), and trade practices.

· Strong analytical and problem-solving skills with high attention to detail.

· Effective communication and negotiation abilities.

· Strong organizational and time management skills.

· Ability to manage multiple estimates in a deadline-driven environment.

· Proactive, team-oriented, and accountable mindset.

· Risk assessment skills.

· Ability to work under pressure and within a team environment.

Pay: $75,000.00-$90,000.00 per year
