THE ROLE
As demand for these services continues to grow, Servissio is seeking a resourceful, business-minded Property Manager to lead our Metro Vancouver team in this expansion. Initially responsible for a small yet diverse portfolio in Metro Vancouver and coordination of commercial leasing in Vancouver and Victoria, this position welcomes ideas and values structure. Your experience and understanding of commercial property management will be instrumental as we grow, and a familiarity with residential property management will be an asset to you and our team as we strive to improve on all fronts.

You will report to the Owner/President and will be a part of the decision-making process as we grow. As the primary Servissio contact based in Vancouver, the property management team and our clients will depend upon your expertise and recommendations as it relates to property stability and performance. DUTIES AND RESPONSIBILITIES
Property Operations
- Oversee a portfolio of properties in Metro Vancouver, including mixed-use office/retail, industrial and multi-family buildings as well as predevelopment properties.
- Guide and conduct responses to, and action for, tenant requests, issues and inquiries
- Prepare and manage operating budgets with an eye to optimizing stability vs cost
- Work with the property accounting team to ensure accurate data for investor reports
- Review financials prepared by property accounting team in provide regular reporting to ownership regarding building operations and financial activity
- Monitor and manage AR/AP, including approving and coding invoices and signing cheques
- Ensure properties are maintained in good operational condition
- Oversee property related service contracts and building staff
- Maximize the value of the properties by finding methods to reduce costs and increase efficiencies of building systems and services
- Source and manage contractors and vendors
- Recommend, plan and manage capital projects or as requested by owners
- Oversee tenant improvement work and capital projects to ensure they are completed on time and within budget
· Coordinate with property administrator to ensure tenant and emergency contact lists and other documentation is current for all properties
· Oversee annual CAM and realty tax expense estimate and recovery reconciliation process
· Respond to emergencies as needed
Commercial Leasing
- Oversee commercial leasing and marketing for Metro Vancouver and Victoria properties
· Liaise with owner or asset manager regarding objectives related to leasing, use or tenants
· Select and retain external listing agents based on competency for the specific assignment.
· Oversee and guide tenant selection in accordance with owner or asset manager goals
· Coordinate with any existing tenants on viewings
· Coordinate lease negotiations
· Coordinate with administrator to prepare/review lease and/or renewal documents and all correspondence with prospects/tenants as required
· Coordinate with trades or project group to ensure any landlord’s work is completed as required
· Coordinate with administrator to create lease summaries and to track renewals and deadlines
Other duties and responsibilities as assigned to support the company growth, operations and objectives.
Your Skills and Attributes:
- Minimum 5 years experience in commercial property management
- Familiarity with residential property management would be an asset
- BC Rental Property Management License required
- Integrity and a commitment to service quality are required, and you must be a “team player”
- A desire to step in and help at all levels is welcome
- Strong written and verbal communications skills necessary
- Ability to resource, build and sustain strong relationships is necessary, regardless of whether with co-workers, tenants, contractors, vendors or clients.
- Strong computing skills in Microsoft Office required
- Familiarity with Yardi is required, particularly for lease administration and property management
- Managing Broker license in rental property management is a bonus
- Driver’s licence and access to vehicle required
- Available after hours for responding to emergencies
