About the Role
We’re looking for a seasoned leasing leader to own the leasing function end-to-end across our entire portfolio. This is a senior leadership position with direct accountability for occupancy performance, lease-up execution, and team development — not a stepping stone. The Opportunity
The timing of this role is significant. Theberge has 585 units entering active lease-up in 2027 across two flagship properties:
- 374-unit new-construction building — targeting Summer 2027 occupancy
- 211-unit new-construction building, east-end Ottawa — targeting Summer 2027 occupancy
In addition to managing these concurrent lease-ups, you will oversee our 700+ stabilized units across our established properties and small properties portfolio. This is career-defining work with direct access to senior ownership and a genuine mandate to set the bar for the industry.
What You’ll Do
Strategic Leadership
- Own the leasing strategy, budget, and annual targets for the full Theberge portfolio — stabilized and lease-up
- Lead the lease-up plans for both flagship properties from pre-leasing launch through stabilization, with milestone reporting at Day 90, 180, 270, and 365
- Set and defend occupancy, economic occupancy, rent growth, and concession targets in partnership with the VP and ownership
Operational Excellence
- Manage the full prospect-to-resident lifecycle: lead capture, qualification, tours, applications, screening, lease execution, and move-in
- Own the AI leasing system’s knowledge base, escalation rules, and human-handoff thresholds; continuously tune for conversion and resident experience
- Maintain rigorous CRM hygiene in Yardi / CRM IQ / DashQ — every lead accounted for, attributed, and worked to a defined disposition
- Partner with Operations on unit turn velocity to keep leasing inventory move-in-ready on schedule
Team Development
- Hire, onboard, train, coach and motivate a distributed leasing team across all properties, including bilingual hires for our east-end Ottawa property
- Run weekly leasing huddles and monthly portfolio leasing reviews
- Build and maintain the leasing playbook: scripts, objection handling, tour standards, model suite presentation, and follow-up cadence
Marketing & Brand
- Work closely with the Marketing Lead on channel mix, ILS spend, OOH, social, and content
- Provide ground-truth feedback on which channels are producing qualified leads
- Co-own brand consistency at the leasing-office and tour-experience level across all properties
Reporting & Accountability
- Deliver the weekly leasing pulse, monthly leasing scorecard, and quarterly leasing strategy review to the VP
- Own the lease-up dashboards for both flagship properties
- Contribute to the build-out of the Yardi reporting layer
What You Bring

- Demonstrated track record leasing up at least one new-construction multi-residential building of 200+ units from pre-leasing through stabilization (95%+ occupancy)
- Comfort running concurrent lease-ups at scale — you’ve managed multiple properties simultaneously without dropping performance on stabilized assets
- Minimum 5 to 8 years leading leasing across a portfolio of 1,000+ multi-residential units
- French highly desirable — the ability to communicate with prospects, residents, and team members in French is a significant asset in this role
- Yardi Voyager 7 fluency: guest cards, applicant workflow, screening, lease generation, move-ins, renewals, and reporting
- RentCafe / CRM IQ experience: ILS syndication, online applications, online leasing, and resident portal
- Comfort with AI leasing tools — you see AI as a force multiplier, not a threat. We run an integrated AI leasing stack that handles ~80% of top-of-funnel communication automatically
- Data-driven leadership: you can read a funnel, diagnose a conversion problem, and act on it — not just report numbers up
- Deep working knowledge of the Ontario Residential Tenancies Act: N-form workflows, AGI, rent control, vacancy decontrol, LMR, and LTB process
- Customer service obsession — you model the prospect and resident experience you expect from your team
- Experience with DocuSign, electronic application portals, and modern lead capture tools
