The Opportunity
Reporting to the Maintenance Manager, the Residential Maintenance Technician (Contract) is responsible for the day-to-day maintenance of all building operating systems as well as maintaining the physical condition of a luxury residential building in Waterloo, ON. The ideal candidate is part of a team that collectively maintains the internal and external premises of the building, with a focus on maintenance and repairs. Successful candidates will be able to work independently and stay professional.

Essential Functions
Maintenance & Repairs
- Complete and close off work orders as assigned
- Be familiar with all aspects of building and in-suite operations including but not limited to HVAC, mechanical, electrical, plumbing, life safety, etc. and ensure all equipment and systems are operated in a safe and efficient manner in compliance with all applicable government codes and regulations
- Complete unit turnovers
- Perform routine weekly and monthly life safety/fire inspections and drills and ensure that they are in working order
- Inspect boiler and electrical rooms daily
- Respond to all facility emergencies in a timely manner- which may include after hour emergencies.
- Work in close cooperation with residents, vendors, contractors, and staff
- General maintenance as assigned
Resident Relationships
- Promote tenant retention by communicating effectively with existing residents and ensure, in close cooperation within the Property Management team, that resident issues are dealt with
- Maintain strong relationships with residents to reflect superior customer service
- Ensure prompt service to residents and prospective residents
- Reasonably enforce the landlord’s rules and regulations
Safety
- Attending periodically scheduled training sessions for personal development
- Always comply with Company policies and procedures
- Ensure all health, safety, and security procedures are adhered to and areas of concern are reported to the appropriate parties in a timely manner to limit exposure to liability and loss
Position Details
- Monday to Friday, 8:00am to 5:00pm. After hours coverage following a standard on call list
- Ability to frequently stop, bend, kneel and to stand or walk for extended periods of time
- Ability to safely lift and move objects that weigh up to 100 lbs. is required
- Work is performed both indoors and outdoors in a variety of environmental conditions
Who You Are
- Education – Minimum high school diploma
- Experience - 3+ years of related technical and practical building maintenance experience
- Relationship Skills – Ability to communicate effectively and professionally with residents and Team Members; ability to develop and sustain cooperative working relationships; mature and self-motivated team player with good conflict-resolution skills; committed to personal growth and integrity aligned with the Company objectives
- Professionalism – Maintain a presentable appearance at all times and have a positive attitude
- Organizational – Ability to stay organized, work independently and with little supervision
- Multi-Task Skills – Ability to allocate one’s time effectively and manage tight deadlines; ability to handle multiple demands and competing priorities and adapt to new ideas and constant changes
- Availability – Flexibility in hours to meet the demands of the business including being able to handle emergencies occurring after regular hours
- License - Must have a valid Ontario driver’s license; own vehicle is an asset
