Full-Time, Permanent | Winnipeg, MB

Salary Range: $50,000-$60,000 per year + Performance Bonus (Up to $12K per year)

About the Role

RightPath Properties is looking for an experienced, energetic and results-driven Leasing Professional / Leasing Coordinator. The immediate priority is leasing newly built townhomes and apartments quickly while maintaining applicant quality and strong rental value. This position owns the leasing pipeline from inquiry to signed lease.

Key Duties & Responsibilities

Respond promptly and professionally to rental inquiries from all assigned lead sources.
Pre-qualify prospects using approved company criteria before arranging showings.
Book and coordinate showings with Resident Managers.
Maintain complete knowledge of available units, floorplans, rents, utilities, incentives, property features and nearby amenities.
Follow up after every showing and continue disciplined follow-up until the prospect leases or is properly closed/lost.
Collect applications and confirm they are complete before administrative processing.
Coordinate the screening and approval workflow with the office.
Follow up immediately with approved applicants and drive the process to signed lease.
Maintain accurate prospect and leasing-pipeline information in Yardi.
Track lead sources, showings, applications, approvals, signed leases and reasons prospects do not proceed.
Monitor lead-to-showing, showing-to-application and application-to-lease conversion rates.
Provide management with regular feedback on pricing, incentives, competitor activity and prospect objections.
Work with marketing to improve lead quality and campaign effectiveness.
Give special focus to Court and Degrave new-construction lease-up until stabilized.
Coordinate with Resident Managers so show suites and available units are always ready for prospects.

Qualifications

Minimum 3 years of residential leasing, multifamily leasing, property management or strong related sales experience preferred.
Proven ability to follow up, close sales/leasing opportunities and meet targets.
Experience leasing apartments, townhomes or new residential developments strongly preferred.
Strong communication, sales, organization and closing skills.
Comfortable working with measurable leasing targets and conversion KPIs.
Yardi or similar property-management/CRM experience is an asset.
Knowledge of the Winnipeg residential rental market is an asset.
Professional, responsive and comfortable working with prospects by phone, email, text and in person.
Valid driver's licence and reliable transportation.
