Residential Property Administrator

Full-Time, Permanent | Winnipeg, MB

Salary: $40,000-$50,000 per year + Performance Bonus (Up to $6K per year)

About the Role

RightPath Properties is looking for an experienced and highly organized Property Administrator with strong Yardi experience. This position is responsible for keeping Yardi, tenant files, lease documentation and office processing accurate and current so the Property Management team can focus on operations and residents.

Key Duties & Responsibilities

Maintain accurate tenant records, leases, parking, rentable items, payments and approved changes in Yardi.
Enter and process approved applications and maintain accurate prospect/tenant records.
Prepare routine lease documents, amendments, renewals and administrative packages.
Process move-in and move-out system updates and confirm required documentation is complete.
Monitor Yardi alerts, pending approvals and missing documentation.
Review tenant ledgers for accuracy and flag discrepancies to the Assistant Property Manager.
Maintain organized electronic tenant and property files using RightPath naming standards.
Prepare recurring reports requested by Property Management.
Route contractor invoices and tenant charges through the correct property/company process.
Support accounts receivable/accounts payable administration and record keeping.
Track lease renewals sent/received and update Yardi promptly.
Support Leasing with approved lease-document preparation.
Maintain checklists and documented processes so another trained employee can provide backup.
Provide management with a clear exception list of missing or overdue administrative items.

Qualifications

Previous hands-on Yardi experience required.
Minimum 2-3 years of property administration or residential property-management office experience preferred.
Good understanding of tenant records, leases, ledgers, renewals, move-ins and move-outs.
Strong computer skills including Microsoft Office, Outlook and Excel.
Excellent attention to detail and ability to maintain accurate records.
Strong organization and ability to manage recurring deadlines.
Clear written and verbal communication skills.
Ability to work independently while supporting multiple team members.
Knowledge of Manitoba residential tenancy administration is an asset.
