Role Description
The Property Manager is a hands-on, on-site role responsible for the day-to-day care of our commercial plaza in Amherst, NS. This is a replacement position taking over a well-established routine, offering excellent flexibility while ensuring a steady baseline of hours. You will handle daily grounds and building upkeep, keep an eye on tenant needs, and act as the on-site contact for outside contractors when repairs or inspections are needed.
Daily & Routine Duties
- Sweep the parking lot and pick up garbage/cigarette butts around the property.
- Change the Dollarama garbage as needed.
- Clear cobwebs from windows daily; wipe ledges and wash windows as needed.
- Mow the grass by the road and near Shurgain at least once a week; trim grass around the building, light posts, etc.
- Check the roof after bad weather for any signs of damage.
- Change HVAC filters as needed.
- Winter: clear snow and ice from walkways and emergency exits; salt walkways.
- Summer: clear dirt and debris from walkways; fill occasional potholes.
- Change light bulbs and maintain lighting; check light timers periodically, with adjustments during biannual clock changes.
- Maintain supplies (filters, garbage bags, cleaning supplies, mower gas, etc.) using company accounts.
- Be available to tenants for any issues or concerns.
- Contact contractors for repairs and submit estimates as needed.
- Keep a general eye out for anything on the property that needs attention.
Employment Type & Hours
Hours: 10 to 15 hours per week as a steady baseline. We are highly open to negotiation, and hours can be increased based on candidate availability, seasonal needs (snow removal, spring cleanup, mowing season), or contractor coordination. This is ideal for someone looking for a dependable income with room to grow.
Status: Part-time Employee OR Independent Contractor (Flexible based on candidate preference).
Benefits & Compensation

- Extended Health & Dental Benefits — applicable strictly to the Part-time Employee option; not available under the Independent Contractor route due to tax/regulatory structure.
Salary
- Employee Rate: $25.00/hour + Extended Health & Dental Benefits.
- Independent Contractor Rate: $30.00–$32.00/hour (benefits not applicable).
Qualifications
- Reliable and dependable — able to show up consistently and follow through on assigned tasks.
- Comfortable with outdoor and physical work in all seasons (mowing, snow/ice clearing, sweeping, minor pothole patching).
- Basic comfort with light building maintenance (changing bulbs, HVAC filters, checking for storm/roof damage).
- Clear communication — comfortable interacting with tenants and contractors, and keeping the property management team updated.
- Able to take direction well and manage a recurring routine independently.
- Organized enough to track supplies, submit contractor estimates, and flag anything needing attention.
- Comfortable being on-site in Amherst, NS and available to respond when tenant or contractor needs arise.
- A valid driver's license is helpful given outdoor/grounds responsibilities and possible mileage-reimbursed travel.
- Experience in property maintenance, groundskeeping, or general handyman work is a bonus, but not required.
Update / Correction – Property Manager Position (Amherst, NS)
We want to correct an earlier update: this is a 4-week temporary replacement position. Paid training will begin one week early, on September 23, to ensure a smooth handover before the role officially starts.
