Position Summary
The Real Estate Manager supports the continued growth and development of the Stacked Pancake & Breakfast House franchise system across Canada. Reporting to the Vice President of Development, the Real Estate Manager will be responsible for identifying, evaluating, negotiating, and managing restaurant real estate opportunities while supporting Franchise Partners throughout the site selection and leasing process.
Duties and Responsibilities
The duties and responsibilities of this role include, but are not limited to, the following:
Site Selection & Market Analysis
- Identify and evaluate potential restaurant locations aligned with company growth strategies and market requirements.
- Conduct demographic, traffic, competition, and market analysis to assess site viability.
- Prepare site comparison reports and recommendations for internal stakeholders and Franchise Partners.
- Coordinate site tours and assist Franchise Partners through the real estate approval process.
Broker Coordination
- Build and maintain relationships with commercial real estate brokers, landlords, and developers across target markets.
- Coordinate with external brokers to source new opportunities and manage active real estate deals.
- Ensure timely communication and follow-up between all parties involved in site transactions.
Lease Negotiation & Administration
- Participate in lease negotiations, including rent structures, tenant improvement allowances, exclusivity clauses, renewal options, and other key business terms.
- Review letters of intent, lease agreements, amendments, and related documentation.
- Work collaboratively with legal counsel and internal stakeholders throughout the negotiation process.
- Maintain accurate lease records, critical dates, and supporting documentation.
Lease Extensions & Renewals
- Monitor upcoming lease expiries and renewal timelines.
- Lead lease extension and renewal discussions with landlords to secure favourable terms.
- Provide strategic recommendations regarding renewals, relocations, or closures where applicable.
Financial Analysis
- Analyze occupancy costs, projected sales performance, and site economics to support decision-making.
- Prepare financial models and real estate summaries for proposed locations.
- Assist in evaluating development opportunities based on investment return and operational feasibility.
Relationship Management
- Develop strong working relationships with Franchise Partners, landlords, brokers, developers, and internal departments.
- Support Franchise Partners throughout the development process and provide guidance regarding real estate procedures and timelines.
- Act as a professional representative of the Stacked brand within the commercial real estate community.
Construction & Buildouts
· Coordinate restaurant construction and buildout projects from lease execution through store opening.
· Liaise with contractors, architects, engineers, landlords, and municipal officials to ensure projects remain on schedule and within budget.
· Monitor construction timelines, permit processes, inspections, and deficiency resolutions.
· Review and track construction progress, including site readiness, equipment installation, and final turnover requirements.
· Collaborate with Franchise Partners and internal departments to support successful restaurant openings and operational readiness.
· Ensure buildouts are completed in accordance with brand standards, landlord requirements, and applicable health and safety regulations.
Minimum Requirements
· Post-secondary education in Business, Real Estate, Finance, or a related field preferred.
· Minimum 3–5 years of experience in commercial real estate, leasing, franchise development, or a related role.
· Experience working within a franchise or multi-unit restaurant/retail environment considered a strong asset.
· Strong understanding of commercial lease structures and negotiation processes.
· Excellent financial and analytical skills.
· Strong communication, organization, and relationship management abilities.
· Ability to manage multiple projects and deadlines in a fast-paced environment.
· Proficiency in Microsoft Office, including Excel.
Working Conditions
· Monday to Friday, 9am-5pm
· Ability to work on the computer for long periods of time
Pay: $65,000.00-$80,000.00 per year
Work Location: Hybrid remote in Barrie, ON L4N 9A5
