Position Overview:
We are seeking a Property Accountant to join our accounting team following a recent transition within the role. Reporting directly to the Accounting Manager, the Property Accountant is responsible for the full-cycle accounting and financial reporting of a diversified condominium portfolio.
This role supports the financial operations of a condominium portfolio by preparing accurate financial statements, performing account reconciliations and analyses, and monitoring financial performance. Working closely with Property Managers and leadership, the Property Accountant provides financial insight, supports budgeting and forecasting, and helps maintain compliance with accounting standards and legislative requirements.
Key Responsibilities
- Prepare and analyze monthly financial statements for a portfolio of condominium properties
- Complete monthly account reconciliations and maintain accurate supporting documentation
- Monitor financial performance, cash flow, and operating trends across the portfolio
- Support budgeting, forecasting, and expense management processes
- Assist with year-end audit preparation, working papers, and audit requests
- Prepare owner and investor reporting packages with a high level of accuracy and timeliness
- Perform bank reconciliations, journal entries, and maintain general ledger accuracy
- Complete HST filings and support other regulatory reporting requirements
- Maintain organized financial records and contribute to continuous process improvements
- Collaborate with internal teams and support overall business operations as required
Qualifications & Skills
- Degree in Accounting, Finance, or a related field
- CPA designation or actively pursuing considered an asset
- Minimum 5 years of progressive property accounting experience within the real estate industry
- Experience managing multi-entity or portfolio-based accounting
- Strong understanding of accounting principles, financial reporting, reconciliations, and general ledger management
- Experience with budgeting, forecasting, variance analysis, and property recoveries
- Proficiency with Yardi or similar ERP/property accounting systems
- Experience completing HST filings and supporting audit and year-end processes
- Advanced Excel skills and strong financial systems proficiency
- Strong analytical, organizational, and problem-solving abilities with a high level of accuracy and attention to detail
- Ability to manage multiple priorities, meet deadlines, and work independently in a fast-paced environment
- Strong communication and interpersonal skills with the ability to provide meaningful financial insights
- Knowledge of financial compliance, internal controls, and reporting best practices within the real estate industry
