Job Summary
The Building Manager oversees the daily operation of Princess Anne and Larsen in North Vancouver and Chalet Pender in North Burnaby, acting as the primary on-site point of contact for residents. Reporting to the Residential Property Manager, the ideal candidate is hands-on, dependable and well-organized, and manages competing priorities across multiple sites.
Key Job Duties:
Building Operations and Maintenance
- Perform hands-on building operations, troubleshooting, and light maintenance tasks across all three sites.
- Conduct regular building and grounds inspections to identify maintenance needs, and address or escalate them promptly.
- Maintain cleanliness and tidiness of common areas, grounds and garbage and recycling areas.
- Coordinate regular servicing of critical building equipment and components.
- Arrange and coordinate maintenance, repairs and in-suite upgrades with contractors and trades, and oversee work while on site.
- Prepare vacant suites for occupancy, coordinating turnover work between move-out and move-in.
- Respond to after-hours emergencies in accordance with company emergency protocols.
Resident Relations
- Serve as the primary point of contact for resident enquiries and issues, ensuring prompt resolution and acting as liaison between residents and the Residential Property Manager.
- Conduct move-in and move-out inspections and complete condition inspection reports as required under the Residential Tenancy Act.
- Maintain professional, respectful communication with residents at all times.
Leasing and Vacancy
- Support the Residential Property Manager with advertising and promotion of available and vacant suites.
- Conduct suite showings as directed by the Residential Property Manager.
- Assist the Residential Property Manager with market surveys to inform rental rates.
Rent Collection and Administration
- Manage the monthly rent collection process.
- Follow up on rent arrears and support the Residential Property Manager with tenancy enforcement, including serving notices as directed.
- Maintain accurate resident files, records and database entries for the buildings.
- Assist in preparing annual operating budgets for the buildings.
- Assist in preparing reports to building owners.
Health, Safety and Security
- Follow all company health and safety policies and report hazards, incidents and injuries promptly.
- Maintain control of building keys, fobs and access devices, and report losses immediately.
- Maintain the confidentiality of resident personal information in accordance with privacy legislation and company policy.
General
- Attend staff meetings as required.
- Perform duties at other Porte properties as needed.
Qualifications:
- Minimum two years' experience as a Building Manager or Resident Manager in residential rental property.
- Working knowledge of the BC Residential Tenancy Act, including notice requirements and condition inspection obligations.
- Previous experience leasing suites and conducting move-ins and move-outs.
- Ability to complete minor maintenance tasks such as patching drywall, painting, and basic plumbing and fixture repairs.
- Physically capable of performing hands-on maintenance work.
- Familiarity with multi-family building systems, including HVAC, mechanical, elevator and life safety, sufficient to communicate effectively with trades and contractors.
- Strong organizational skills and the ability to manage competing priorities across multiple sites.
- Clear, professional written and verbal communication with residents, contractors and colleagues.
- Proficiency with property management software and basic computer skills.
- Valid BC Class 5 driver's licence and access to a reliable vehicle, with regular travel required between sites in North Vancouver and North Burnaby.
- Satisfactory criminal record check.
Assets:
- Experience with Yardi and RentCafe.
- LandlordBC Certified Rental Building or resident manager training.
- Occupational First Aid Level 1.
