Position Title: Painter / Building Services Assistant Full Time at The Lodge at Valley Ridge
As part of the Building Operations team, the Painter / Building Services Assistant supports the day-to-day general maintenance and repair of the building, its systems, and surrounding property. This role plays an important part in ensuring a safe, clean, and well-maintained environment for residents, staff, families, and visitors while adhering to all applicable regulations and United Active Living standards.
Working closely with the Building Services Manager and other staff, the successful candidate will contribute to the overall efficiency, appearance and quality of building operations and services.
Responsibilities (includes, but is not limited to)
Maintenance Responsibilities: Full-Time hours - 37.5 hours per week
Building Maintenance
o Work closely with the Building Services Manager to ensure efficient building operations
o Perform daily general maintenance and repairs of the building, property, and equipment
o Complete minor repairs, renovations, and upkeep for the building, common areas, and resident suites (e.g., light bulb replacement, basic plumbing/electrical repairs, touch-up painting, steam cleaning of spills, and material handling)
o Conduct routine maintenance checks on HVAC, electrical, plumbing, and life safety systems to ensure all equipment is functioning safely and efficiently
o Assist our external contracted landscapers as needed, with seasonal exterior ground maintenance, including snow removal, and ensuring safe pathways and parking areas
o Respond to building emergencies and assist with fire drills as required
Painting Responsibilities
o Complete full repainting of resident suites during suite turnover
o Perform painting and touch-up work throughout common areas as needed
o Prepare surfaces for painting, including patching, sanding, priming and minor drywall repair
o Maintain high-quality workmanship and attention to detail
o Safely use painting tools, equipment, ladders and materials
o Assist with selecting and maintaining paint supplies and inventory
Quality Assurance and Customer Service
o Maintain clear communication with management, staff, and residents regarding maintenance services and over all resident satisfaction
o Ensure work complies with all applicable safety standards and applicable regulations
o Interacts with residents, families, staff, and visitors in a professional, courteous, and respectful manner at all times
Qualifications
Education: Minimum of Grade 12 education required.
Experience: 2-5 years in facility maintenance, preferably in senior housing.
Proven experience and skills as an interior painter
Knowledge of general building maintenance systems and repairs
Valid driver's license considered an asset
Skills: Excellent interpersonal, organizational, and time-management skills. Ability to work independently. Must be flexible and able to work outside of regular hours when necessary.
Physical Requirements: Ability to walk up to 0.6 km at a time. Ability to lift up to 50 lbs independently. Must be able to crouch, bend and reach. Ability to climb ladders.
Communication: Strong written and verbal communication skills in English.
Demonstrated ability to work both independently and as part of a team, with a positive attitude and dedicated to the values of United Active Living. Must relate to residents, staff, families, and visitors in a courteous and professional manner at all times.
Working Conditions
This is a full-time position. The successful candidate must be able to consistently work the following schedule:
· Tuesday to Saturday: 9:00 am - 5:30 pm
There may be times when temporary support is needed at other UAL communities. Candidates who can offer flexibility to assist at other sites may receive preference.
United engages professional services to maintain and repair major building components. Staff must not engage in repairs or other activities for which they are not trained or are not capable of performing. It is important that staff are familiar with and refer to the policy and procedures manual when completing job responsibilities. New staff will be provided with a thorough orientation on engagement.
