As our portfolio continues to grow, we are looking for a motivated Development Coordinator to join our development team. This role provides a unique opportunity to gain exposure to every stage of the development process while working directly with experienced development professionals on complex, high-profile projects.
The Opportunity
The Development Coordinator plays an integral role in supporting the planning, financial management, approvals, design coordination, and execution of multiple development projects. Working closely with the Development Manager, you will help coordinate consultant teams, maintain project financial models, manage development schedules, track approvals, and support decision-making throughout the project lifecycle.
This position is ideal for someone looking to build a long-term career in real estate development with a clear path toward becoming a Development Manager.
Key Responsibilities
Project Coordination
- Participate in the coordination of all phases of development, from due diligence through project completion.
- Maintain project schedules, milestone trackers, and action item logs.
- Coordinate meetings with consultants, municipalities, lenders, and internal stakeholders.
- Prepare meeting minutes, correspondence, and presentation materials.
- Maintain project documentation and drawing version control.
- Track project risks, key decisions, and critical deadlines.
Financial Management
- Assist financial analyst teams with inputs to proformas and financial models.
- Update project financial models to reflect design, budget, and schedule changes.
- Track development budgets, consultant contracts, commitments, and expenditures.
- Assist with lender draw packages and monthly reporting requirements.
- Support preparation of monthly development reports and executive reporting.
- Coordinate invoice processing and consultant payment tracking.
Planning, Design & Approvals
- Assist with Development Permit, Building Permit, subdivision, and other regulatory applications.
- Track municipal approvals and consultant deliverables.
- Liaise with consultants and construction on ensuring drawings are complete prior to submission.
- Ensure consultants are providing timely responses to application comments.
- Maintain permit and approval registers across all active projects.
Consultant Management
- Assist in engagement and coordination of architects, engineers, planners, surveyors, environmental consultants, and other project partners.
- Track consultant contracts, scopes, schedules, and deliverables.
- Assist with procurement and onboarding of project consultants.
- Maintain positive working relationships with consultants.
Market Intelligence
- Maintain a database of competing multifamily developments throughout Alberta.
- Track rental rates, incentives, occupancy levels, unit mixes, and amenity offerings.
- Monitor market trends and prepare regular competitive market summaries.
- Support underwriting assumptions with current market data and comparable projects.
Reporting & Administration
- Maintain organized project records and document management systems.
- Prepare reports, presentations, and materials for senior leadership and investment reviews.
- Coordinate project information between Development, Investments, Leasing, and Construction teams.
- Support continuous improvement initiatives to enhance development processes and reporting.
Qualifications
- 1–3 years of experience in real estate development, construction, consulting, planning, engineering, architecture, or project coordination.
- Post-secondary education in Engineering, Construction Management, Urban Planning, Architecture, Business, Real Estate, or a related discipline.
- Strong financial and analytical skills with advanced proficiency in Microsoft Excel.
- Excellent organizational and project coordination abilities.
- Strong written and verbal communication skills.
- Ability to manage multiple projects simultaneously while maintaining attention to detail.
- Experience with Bluebeam, Microsoft Project, or similar software is considered an asset.
- Knowledge of Alberta municipal development processes is considered an asset.
- Passion for real estate development and a genuine interest in the multifamily housing industry.
