We require an experienced General Licensed Property Manager to work at a multi-corporation complex in Pickering, Ontario.
Job Responsibilities
- Provide strong leadership and management direction on behalf of the Board of Directors and Percel Inc.
- Key responsibility is to oversee the entirety of a 275 suite condominium corporation and execute the plans and mission of the Board of Directors.
- You shall be the lead point of contact for the corporation, while improving communications and creating effective oversight of the corporation's staff.
Duties & Responsibilities

- Provide leadership and direction in the development of short-term and long-range plans. Develop recommendations for goals and action plans to achieve Board objectives.
- Lead annual goal setting.
- Create, the annual operating and reserve fund budgets, subject to approval by the Board of Directors.
- Review organization structure, job descriptions, and functions of the corporation's contracted service staff. Make recommendations to the Board as to any potential changes.
- Design / Implement preventative maintenance programs.
- Negotiate and manage vendor contracts
- Thorough knowledge of the The Condominium Act 1998, as revised 2017, the Declaration, Bylaws, Relevant Legislation and the Human Rights Code
- Ensure that the needs or desires of the homeowners are being addressed effectively.
- Monitor and report on the monthly financial position of the corporation.
- Provide leadership to each meeting involving the Board of Directors in terms of the monthly Board meetings through your reporting.
- Supervise and direct Contractor Supervisory staff.
- Establish emergency / disaster evacuation plans as appropriate.
- Identify opportunities for improving service levels and implement programs or improvements.
- Inform yourself of new trends and innovations to help our client.
- Be visible to the owners (not manage your desk).
- Understanding of all contracts/ agreements entered into by the corporation.
- Maintain an annual maintenance calendar.
- Review corporation policies on an ongoing basis to ensure compliance with law, Declaration and other requirements of governing bodies.
- Perform monthly building inspections of interior and exterior of property and prepare deficiency report and action plan to the Board of Directors.

- Perform or assist with any operations as required to maintain workflow and to meet schedules.
- Ensure all safety precautions are followed while performing the work.
- Monitor performance of all staff and third-party contractors.
- Perform any range of special projects, tasks and other related duties as may be assigned from time-to-time.
