Position Overview
The Resident Manager / Superintendent is responsible for the day-to-day maintenance, safety, cleanliness, and overall operation of 2 close-by residential rental properties located near Keele and Sheppard. This role serves as the on-site point of contact for maintenance issues, ensures the property and its grounds are well maintained, and helps provide a safe, clean, and professional living environment for residents.
This position requires strong hands-on maintenance and cleaning skills, organization, and the ability to communicate professionally with tenants, vendors, and management.
Key Responsibilities:
Building Maintenance & Repairs
- Perform regular inspections of buildings, common areas, and mechanical systems
- Complete routine maintenance and minor repairs (e.g., plumbing, basic electrical, drywall, painting, fixtures)
- Coordinate and oversee external contractors for specialized repairs and capital work
- Ensure preventative maintenance schedules are followed
- Cleaning of vacant units in between tenancies and ensuring units are rent-ready
Tenant Service & Communication
- Receive, log, and respond to tenant maintenance requests in a timely and professional manner
- Communicate clearly with tenants regarding access, timelines, and repair updates
- Maintain a respectful and professional presence when interacting with residents
- Assist in rent collections and take steps to ensure arrears of rent are dealt with promptly
- Serve 24 HRS notice of entry in timely manner for all scheduled maintenance and inspections
- Deliver any communication, legal notice, or letter to residents.
- Promote tenant retention by communicating effectively with existing residents and ensure, in close cooperation within the Property Management team, that resident issues are dealt with.
Leasing
- Provide information about vacant suites to prospective residents and other relevant parties. Answer any questions from (prospective) residents in person, by phone and e-mail in a timely manner, pleasant and informative way.
- Schedule appointments with prospective residents, build a relationship and show vacant suites as directed by Leasing Agent and Property Manager.
Health, Safety & Compliance
- Monitor and respond to issues related to vital services (heat, water, electricity)
- Assist with emergency response situations as required
- Ensure compliance with property standards, fire safety, and municipal by-laws
- Support documentation requirements related to inspections and compliance programs
Common Areas & Grounds
- Maintain cleanliness and condition of common areas (hallways, laundry rooms, entrances)
- Monitor waste and recycling areas
- Oversee exterior upkeep including snow removal coordination, landscaping, and seasonal maintenance
Administrative & Reporting
- Maintain accurate records of maintenance requests, work completed, and contractor invoices
- Assist the Property Manager with reporting, inspections, and documentation as required
- Identify recurring issues and recommend preventative or cost-effective solutions
- Weekly rent arrears collection including phoning, emailing, door knocking as directed
- Same day rent cheques deposits to the bank
Qualifications & Experience
- Previous experience in residential property maintenance, building operations, or facilities management
- Strong general maintenance skills (plumbing, electrical, carpentry, painting)
- Knowledge of Ontario rental housing standards and safety requirements (an asset)
- Ability to prioritize tasks and manage time effectively
- Strong communication and customer service skills
- Valid driver’s license and reliable transportation preferred

Qualifications
Education
- Minimum - High school Diploma (Grade 12).
Experience
- Preference: 2-5 years of technical and practical experience.
- Preference: Previous experience in a building maintenance role.
Required
- Drivers license and access to a car is a MUST (company will reimburse for gas)

Special Requirements:
Ability to stand and walk for extended periods. Ability to frequently stop, bend, and kneel. Ability to lift and move objects weight up to 50lbs. Work is performed both indoors and outdoors in a variety of environmental conditions.
