Role Overview: The Live-In Building Superintendent will ensure the safe, clean, and well-maintained daily operations of the Generations Toronto residential community. The individual will be responsible for hands-on maintenance, cleanliness, resident support, and after-hours response, while working closely with the Property Manager and liaison with the Generations Facilities Manager, primarily supporting Generations Housing. The Live-In Building Superintendent will support all aspects of day-to-day building operations with a strong focus on resident health, safety, comfort, and community standards. The individual will take ownership of on-site responsibilities including maintenance, inspections, cleaning, waste management, snow removal, administration, and emergency response. The role requires a customer-service-oriented, dependable, and adaptable professional who is committed to building a strong residential community.
Roles and Responsbilities
Key Responsibilities: Be responsible for the day-to-day on-site operations including routine maintenance, cleaning, inspections, and after-hours response. Ensure the health, safety, and comfort of residents through proactive building oversight and prompt response to service requests and emergencies. Conduct regular inspections of common areas, vacant suites, and occupied suites, including annual suite inspections and upcoming vacancy inspections. Perform hands-on maintenance and cleaning tasks, including waste management, snow removal, and upkeep of building standards. Respond to on-call duties outside of regular business hours, including evenings, nights, and weekends, on a rotational schedule. Maintain accurate inventory control for supplies, tools, and equipment. Support rent collection processes and follow up on defaults as required. Maintain daily communication with the Property Manager and site team to ensure seamless building operations. Assist with showing suites, responding to resident inquiries, and addressing after-hours concerns. Complete all required administrative documentation related to maintenance, inspections, and operations. Carry out additional duties as assigned to support the overall success of the site.
Skills
- Required to Live on Site and must have previous Superintendent experience
- Previous experience in building maintenance, superintendent, or residential operations roles is required.
- Strong working knowledge of maintenance, cleaning practices, safety protocols, and building operations
- Proficiency in project management principles to coordinate complex tasks effectively.
- Effective communication skills in English for clear reporting and team coordination.
- Proven ability to oversee safety protocols related to electrical work, HVAC systems, low voltage wiring, and general industrial maintenance.
