POSITION
The Maintenance technician will report to the Property Manager with duties aligned to the Project Coordinator and will be responsible for the preventive, corrective, and emergency maintenance of the properties, as well as, in suite turnover maintenance and resident maintenance requests with a goal to creating a high-level experience of customer service to the residents.
RESPONSIBILITIES
The Maintenance Technician role may require other duties in line with the scope of the role and function of the business. The Maintenance Technician’s primary responsibilities include:
- Perform preventative, routine, emergency and unscheduled maintenance and repairs to building systems, including HVAC, plumbing, electrical, lighting, mechanical equipment, elevators and life safety systems.
- Complete suite turnover work in a timely manner to ensure vacant suites are restored to company standards and are fully "rent-ready" for new residents.
- Perform all aspects of suite renovations and turnover work, including but not limited to:
Replacing countertops, sinks and faucets. o Installing or replacing light fixtures, switches, electrical receptacles (plugs), cover plates and smoke/CO detectors, where applicable. o
Replacing door hardware, locks, closet doors and interior fixtures. o Installing and repairing shelving and caulking.
Replacing flooring transition strips as required. o Completing minor plumbing and electrical repairs within the scope of the position.
Making adjustments to doors, cabinets and drawers. o Ensuring all appliances are clean, operational and functioning properly, coordinating repairs or replacements as required. o Completing detailed inspections of vacant suites to identify deficiencies prior to occupancy.
- Conduct regular inspections of the property and identify maintenance deficiencies, safety hazards and repair requirements.
- Troubleshoot maintenance issues, determine root causes and complete repairs efficiently while minimizing disruption to residents.
- Respond promptly to resident service requests, maintenance emergencies and after-hours calls when scheduled.
- Maintain positive resident relations by providing professional, courteous and timely customer service while documenting all service requests and work completed.
- Ensure all tools, equipment and company assets are properly maintained, serviced and stored in a safe and organized manner.
- Become familiar with the operation of all building systems, including electrical, boiler, HVAC, fire alarm, sprinkler, emergency lighting, elevator and other mechanical systems.
- Assist with emergency response procedures and building incidents as required. Ensure compliance with Occupational Health and Safety legislation, company policies and safe work practices.
- Wear and utilize all required personal protective equipment (PPE) while performing maintenance duties.
- Maintain accurate records of preventative maintenance, inspections, testing, repairs and contractor service reports.
- Complete scheduled preventative maintenance programs, including filter changes, lubrication, inspections and equipment servicing.
- Ensure the cleanliness, appearance and overall condition of the property, including common areas, mechanical rooms, garbage areas, parking garage, exterior grounds, roof and amenity spaces.
- Assist with seasonal maintenance, including snow removal, salting, landscaping, irrigation, exterior inspections and weather-related building preparation.
- Monitor inventory levels and recommend maintenance supplies, tools and equipment required to effectively operate the property.
- Report building deficiencies, capital repair needs and health and safety concerns to management.
- Further support resident satisfaction through prompt service delivery, ongoing communication and follow-up to ensure maintenance requests are resolved effectively.
QUALIFICATIONS
- Valid G Driver's Licence with access to a reliable vehicle.
- Must provide and maintain their own hand tools required to perform the duties of the position.
- Strong knowledge of residential building maintenance, including plumbing, electrical, carpentry, painting, drywall and general repairs.
- Ability to safely operate power tools and maintenance equipment.
- Strong troubleshooting, problem-solving and organizational skills.
- Ability to prioritize multiple tasks in a fast-paced environment.
- Ability to lift, carry, push and pull up to 50 lbs and perform physically demanding work, including climbing ladders, working in confined spaces and working outdoors in varying weather conditions.

Pay: $50,000.00-$55,000.00 per year
