Our client is a privately held Canadian real estate investment and property management platform with a diversified commercial portfolio spanning approximately 4 million square feet nationally. The Portfolio:
● Portfolio: Approximately 4 million square feet nationally across industrial, office, and retail assets
● Work Model: In-office, Monday-Friday, with occasional on-site visits
● Reports to: SVP, Property Management.
● Compensation: Expected base salary of $130,000 to $160,000 commensurate with experience, + a discretionary bonus based on personal and company performance, + employer-paid benefits and RRSP contribution
Position Responsibilities and Essential Functions:
● Develop and execute portfolio-wide leasing strategies to support occupancy, revenue growth, and long-term asset value.
● Lead lease negotiations, including renewals, expansions, relocations, contractions, and new leasing transactions.
● Maintain portfolio occupancy levels while minimizing downtime between tenancies.
● Drive tenant retention initiatives through relationship management and early renewal discussions.
● Act as the primary point of contact for lease renewals across the portfolio.
● Collaborate closely with Asset Management, Property Management, and Finance teams to align leasing activity with portfolio business plans and investment objectives.
● Provide leasing analysis, market intelligence, and transaction recommendations to support strategic decision-making.
● Participate in portfolio strategy discussions, including tenant mix, leasing risk, market positioning, and rollover exposure.
● Support acquisition, disposition, and asset repositioning initiatives through leasing due diligence and occupancy analysis.
● Build and maintain strong relationships within the national commercial brokerage community.
● Coordinate property tours, leasing presentations, and broker outreach initiatives.
● Oversee preparation of leasing proposals, deal summaries, and business terms.
● Coordinate lease documentation with legal counsel to ensure timely execution of agreements.
● Work closely with Property Management teams on tenant turnovers, expansions, and move-ins.
● Prepare quarterly leasing reports summarizing portfolio performance, leasing pipeline activity, and market insights.
● Maintain accurate leasing data within Yardi and other internal leasing tracking systems.
● Contribute to the ongoing development and modernization of leasing processes, reporting infrastructure, and portfolio tracking systems.
● Provide leadership, mentorship, and support to leasing administration team members while fostering a collaborative and professional team environment.
● Support a stable national portfolio where leasing success is driven primarily through renewals, tenant retention, and long-term relationship management rather than high-volume vacancy leasing.
● Operate within an evolving leasing platform with the opportunity to influence process improvement, infrastructure development, and long-term strategic growth initiatives.
Key Qualifications:
● Minimum 8–12 years of commercial real estate leasing experience within an institutional, investment, owner-operator, asset management, or brokerage environment.
● Strong experience negotiating commercial lease transactions and tenant renewals across industrial, office, and retail assets.
● Demonstrated ability to think strategically beyond transactional leasing execution.
● Strong financial acumen and understanding of commercial lease structures, tenant inducements, and deal economics.
● Established relationships within the commercial brokerage community.
● Excellent communication, negotiation, relationship management, and stakeholder engagement skills.
● Strong organizational, analytical, and problem-solving abilities.
● Comfortable operating within an entrepreneurial, evolving, and collaborative environment.
● Highly professional, emotionally intelligent, and relationship-oriented approach.
● Ability to work effectively in a growing platform where processes and systems continue to evolve over time.
● Comfortable balancing strategic thinking with day-to-day leasing execution and cross-functional collaboration.
● Experience with Yardi, Angus, Microsoft Office, and leasing reporting systems is considered an asset.
● Post-secondary education in Real Estate, Business, Finance, or a related discipline.
● A professional designation or a real estate license is considered an asset.
