Your main responsibility will be establishing the day-to-day maintenance of all building operating systems, while maintaining the property to our exceptional standards. Collaborating closely with the Property Manager, you'll work as part of a dedicated team to achieve our shared goals. Essential Functions
Maintenance & Repairs:
- Ensure all aspects of the Maintenance program are in compliance with the Residential Tenancies Act.
- Prioritize, complete and close off work orders as assigned.
- Check garbage chutes and compactors for functionality and perform repairs as required.
- Perform routine monthly life safety/fire inspections and drills at all buildings.
- Be familiar with all aspects of building operations including but not limited to HVAC, mechanical, electrical, plumbing, life safety, etc. and ensure all equipment and systems are operated in a safe and efficient manner. in compliance with all applicable government codes and regulations.
- Perform and complete all assigned duties and responsibilities with minimum supervision as per agreed schedules.
- Respond to all facility emergencies in a timely manner when required.
- Complete unit turnovers to ensure smooth leasing.
- Assisting Grounds Staff as required.
- Any other duties that may be assigned from time to time.
- Manage the housekeeping and sanitation teams and outside contractors.
- Assist with garbage/recycling bin removal/replacement per schedule.
Management & Leadership Responsibilities:
- Scheduling, invoice management, contract management, vendor relationship management and budgeting.
- Handle and process maintenance-related invoices.
- Maintain and oversee contracts with vendors and contractors.
- The ability to foster positive relationships with external partners and manage vendor relationships.
- Assist in managing the maintenance budget effectively and plan with capital projects.
- Create schedules for maintenance and cleaning staff, ensuring efficient allocation of tasks and responsibilities.
- Maintain strong relationships with tenants to reflect superior customer service.
- Promote tenant retention by communicating effectively with existing residents and ensure, in close cooperation within the Property Management team, that resident issues are dealt with promptly.
- Reasonably enforce the landlord’s rules and regulations.
Safety:
- Attending periodically scheduled training sessions for personal development.
- Ensure compliance with all applicable government regulations.
- Always comply with company policies and procedures.
- Ensure all health, safety, and security procedures are adhered to and areas of concern are reported to the appropriate parties in a timely manner to limit exposure to liability and loss.
- Ensure that all life safety systems are inspected as scheduled and that they are in working order.
- Inspect boiler and electrical rooms daily.
Qualifications
Education
- Minimum High school degree (Grade 12/13).
Required Experience
- Preference: 10+ years of technical and practical experience.
- Experience managing teams.
- Preference: Previous experience as Assistant Resident Manager, Resident Manager, Maintenance Manager or Superintendent.
- Experience in a condominium environment is considered an asset.
