The Role
The Property Manager is responsible for overseeing the operations, financial performance, and tenant satisfaction across multiple buildings in London, ON. This role ensures that each property is maintained to high standards, operating efficiently, and compliant with all regulations. The Property Manager leads on-site teams, manages budgets, and implements strategies to maximize occupancy and asset value. Additionally, they serve as the primary point of accountability for property performance, vendor management, and continuous improvement initiatives across the portfolio.
What you will do:
Building Operations
- Manage day-to-day building operations, including oversight of maintenance coordination and vendor contract management.
- Oversee compliance with the Residential Tenancies Act and attend Landlord and Tenant Board hearings to resolve both tenant and landlord disputes.
- Adhere to the CMRAO, CAO, and condominium rules. Lead crisis and emergency response procedures.
- Ensure all building & property standards meet Craft’s “Class A” expectations.
Team Leadership
- Provide leadership to all London operational staff, including Property Administrators, Property Accountants, Maintenance teams and Guest Service Agents (GSA) teams.
- Conduct regular one-on-ones, performance coaching, and operational alignment meetings.
- Ensure employees understand their roles, responsibilities, KPIs, and Craft Standards.
- Build a positive, service-focused culture aligned with “The Craft Way.”
Leasing and Resident Experience
- Oversee leasing inventory, leasing packages, occupancy strategy, and renewal planning.
- Manage escalations, resident communication review, and service-level expectations.
- Drive tenant satisfaction and community engagement initiatives.
- Oversee and participate in community resident/owner events.
Turnover
- Supervise move-in/move-out schedules, inspections, unit readiness, and turnover workflows.
- Coordinate and manage a team to complete pre–move-out inspections and produce detailed deficiency reports
- Prepare move-out invoices based on unit inspection reports and oversee the collection of all tenant billbacks.
- Coordinate and manage a team to conduct frequent inspections following skimming, painting, and cleaning, ensuring all units meet the Craft standard for move-ins.
- Coordinate move-outs and move-ins, ensuring all required documentation is collected and all move-in supplies are procured and ready for move-in day
Financial Management
- Oversee monthly financial performance including revenue, expenses, and budget tracking.
- Ensure rent collection processes are executed according to Craft’s AR SOPs.
- Review, verify, and approve all invoices and POs in Yardi within defined timelines.
- Prepare owner billbacks, remittances, and operational reporting on schedule.
- Participate in AR meetings and support delinquency reduction.
Reporting & Accountability
- Deliver accurate, timely reporting to ownership and leadership, including biweekly operational reports.
- Maintain and update shared spreadsheets, trackers, and calendars for leasing, turnover, and operations.
- Ensure SOPs, emergency plans, and building files remain current and accessible.
Who You Are:
- Over 7 years of progressive property management experience, including multi-site oversight
- General License holder with the CMRAO is considered an asset.
- Strong leadership and team management skills across multiple locations
- Solid financial expertise (budgeting, forecasting, and performance management)
- In-depth knowledge of property operations, maintenance, and compliance requirements
- Proven ability to improve occupancy rates and optimize property performance
- Experience in vendor management and contract negotiation
- Excellent communication, problem-solving, and organizational skills
