Property Analyst (Repairs & Maintenance)

About the Role
Shindico is a Winnipeg-based commercial real estate firm managing approximately $3 billion in assets across retail, office, industrial, and multifamily portfolios. The R&M Property Analyst owns the work-order and vendor workflow that keeps our buildings running, working closely with our Property Managers, Analyst team, and preferred vendor network. The role sits at the centre of our Property Management Team and offers direct exposure to a diversified portfolio and our growing AI-powered operating platform.
What You'll Do
· Own the work-order lifecycle in our Yardi software — create, dispatch, follow up, and close. Manage recurring work orders and post monthly recurring work orders.
· Coordinate vendor work arising from Property Manager field inspections: prepare vendor emails with attached work orders and photos, track to completion.
· Manage our vendor network — set up new vendors in Yardi, maintain certificates of insurance and WCB clearances, and act as primary day-to-day contact.
· Review vendor invoices through the dashboard, resolve discrepancies, route for approval.
· Track the after-hours answering service: daily call records, weekly summary to the team, escalation when needed.
· Support annual tendering (snow, grounds, HVAC, roof, fire, window cleaning, line flushing, etc.) and spring/summer inspection follow-up.
· Maintain Maintenance Logs, the Operations Tracking spreadsheet, and contribute to monthly Property Analyst meetings.
· Partner with the team on continuous improvement and new AI workflow rollouts.
What You Bring
· 2–4 years in commercial property management, real estate operations, or a similar role.
· Strong written communication — much of the work is professional vendor and tenant correspondence.
· Highly organized; comfortable managing 100+ active work orders concurrently.
· Proficient in Excel and Outlook; Yardi Voyager experience preferred.
· Self-starter who meets recurring deadlines without prompting.
· Comfortable adopting new technology — you'll use AI tools daily.
· Post-secondary education in business, real estate, or a related field preferred. Progress toward RPA, FMA, or CPM is an asset.
