We are currently seeking a dedicated and hands-on Live-In Superintendent to oversee the day-to-day operations of one of our residential rental properties. This position is ideal for an individual who takes pride in maintaining a safe, clean, and well-managed living environment while providing excellent service to residents.
Position Overview
The Live-In Superintendent will be responsible for the overall care, maintenance, and daily operation of the property. The successful candidate will ensure the building is maintained to a high standard, respond to resident concerns, coordinate service providers, and assist with preventative maintenance and emergency response as required.
Key Responsibilities:
- Conduct regular inspections of the property and report deficiencies, maintenance requirements, safety concerns, and supply inventory needs to the Operations Manager
- Perform light maintenance and handyman duties including minor plumbing, painting, repairs, and general upkeep of common areas
- Conduct routine inspections and basic preventative maintenance of HVAC and mechanical systems
- Monitor and maintain Fire & Life Safety systems, ensuring compliance with all applicable regulations and maintaining required records
- Perform regular inspections of mechanical rooms and building equipment
- Coordinate and provide access to contractors, trades, and service providers working on-site
- Respond to resident inquiries and service requests in a professional and timely manner
- Assist in maintaining a clean, safe, and welcoming environment throughout the property
- Ensure walkways, entrances, and exterior areas are maintained and free of hazards, including snow and ice removal during winter months
- Replace lighting as required and maintain appropriate inventory of building supplies and materials
- Attend regular meetings with the Operations Manager and provide updates on building operations
- Assist with after-hours emergencies and respond to urgent building-related issues as required
- Support property administration activities as directed by the Management Team
- Other duties as assigned by the Management Team
Required Knowledge and Experience:
- Previous experience as a Superintendent, Building Operator, Caretaker, or similar property management role is preferred
- Strong general maintenance and repair skills, including basic plumbing, painting, and troubleshooting abilities
- Knowledge of HVAC systems, mechanical equipment, and preventative maintenance practices
- Familiarity with Fire & Life Safety systems and emergency response procedures
- Strong customer service skills and ability to maintain positive relationships with residents
- Experience coordinating contractors and service providers
- Ability to work independently, prioritize tasks, and manage multiple responsibilities effectively
- Proficiency with email and basic computer applications
- Excellent interpersonal, communication, and problem-solving skills
- Professional, reliable, and service-oriented approach
- Must be available to reside on-site and respond to after-hours emergencies when required
